North Palm Beach Kitchen Renovation

B/P Services Group, Inc has just completed a kitchen renovation project in North Palm Beach, Florida. We gutted the kitchen down, removed the soffits and added knockdown texture to the walls and ceiling. The new cabinets are custom hand built using maple 3/4" plywood construction and maple hardwood doors. The upper cabinets are 42" and have European style hinges. The base cabinets have Accuride undermounted drawer slides self closing, non-slamming.

Granite countertops and undermounted stainless steel sink accent the new cabinets. The pantry door was replaced with a 6 panel door and the shelves were finished with 3/4" maple plywood. Hiding Mold...it's there, you just have to look for it!

B/P Services Group, Inc had taken on a bathroom renovation and kitchen ceiling repair in West Palm Beach through a referral. The owner was very nice and happy to find a contractor that handles both mold issues as well as general contracting.

The kitchen ceiling, as shown, had a damaged drywall ceiling due to the apt above's water heater that gave way.

After doing a physical inspection, the ceiling in the adjacent bathroom looked a little discolored, but not black to the point of obvious. I made an inspection hole in the ceiling and behold!, mold throughout the discoloration on the backside of the drywall. Thought it was over? nah!

We basically gutted the bathroom not to take any chances whatsoever.

In the smaller bathroom, (which we were originally going to replace the vanity, tiles, toilet and mirror) we started to remove the mirror and vanity and found this behind it!

One cannot see what is going on behind the vanity cabinet and mirror. The bathroom appeared to be weathered but in good condition. We had to gut this bathroom as well.

The molded drywall was removed, bagged and disposed. The wood studs and framing were cleaned using a microbial and covered with a shellac based primer to avoid mold growing back at a later time.

We also ran an air scrubber for 2 days in each room to keep things clean before the mold clearance testing.

Permitting a Garage Addition

B/P Services Group, Inc has just completed this storage garage addition from the ground up. The owner had provided his own drawings and was ready to go when we signed our contract. the pitfalls and lag times of the builing permitting process can often discourage an owner from moving forward with his/her project. We faced a few challenges with this one.

The home was located on a parcel with well water and septic tank. That is already 2 strikes against us with permitting. The city wanted a separate application with the health department because we were within 25 feet of the well. Next the septic which wasn't really an issue was on the other side of the house. BUT, they wanted to know if we intended to put a bathroom in the garage. (Ever heard of that one!) NO.

My arguement was that the slab did not have to sprayed because it was not interior living space. Usually, the slab is sprayed for termites. They were worried about the chemical getting into the well.

Once we got that out of the way, we proceeded to get our borings completed with our geo engineer. The land was delveloped in old Delray Beach. I guess the orignal "builder" threw whatever he wanted in as fill because it we had to take out about 3.5 feet of soil and replace it with #1 fill and compact it to 98%. Not a big deal, but it was still a pitfall of something happening.

Once we got passed that it was pretty smooth sailing.

Boca Raton Bathroom Renovation

B/P Services Group, Inc, has just completed this Boca Raton Bathroom renovation. Actually, this was more of a makeover. The builder-grade vanities were removed and replaced with custom built cabinetry made in our Lake Worth woodshop. The vanities, as you may already know are made of solid maple doors and 3/4" maple plywood box construction and finished to a customer selected stain color. We do NOT use any particle board at all in any of our woodworking. The countertops were changed from cultured marble to Level (2) granite.

This granite was used for the Jetta whirlpool bathtub (provided by our colleagues at dougstubs.com) decking, shower sill and window sills. The shower was resized to include a small seat and accomodate (2) separate shower head controls. The glass enclosure is 3/8" glass with a frameless shower door with brushed nickel finish.

We took care of that right away...with the help of a little intuition!

Mold Remediation Issues Jupiter

B/P Services Group, Inc recently visited a prospect who was clueless on what to do when his air conditioner unit located on the roof of the townhouse he owned started leaking water while out of town. Our first observation was the fact that this needed to be taken care of forthwith to prevent further damage. As a precaution, I always don a mask when looking at mold jobs. There was mold spreading everywhere and as I was looking around and measuring, the owner was following me trying to direct me on what can be "covered up" and what HAS to be replaced. See, he had the unit for sale for a while and he wanted to unload it for whatever he got for it. I asked him very curiously, "cover up?" He said, "yeah, cover it it up with Kilz. That's what I do when I have a small leak."

This was in no way, shape or form to have Kilz anywhere near this place. I mean, this is a lawsuit waiting to happen. This place needed to be gutted down to the studs, have all insulation removed and replace the HVAC unit as well as all of the carpet and tile flooring.

You can imagine what it smells like in here just by the photos.

This place was just crawling with mold and was in need of a level 3 restoration. Forget protocol. It was obvious this was a complete "gutout". We could have handled the entire job under one roof since we are also a certified general contractor.

We did not get awarded this job which could have been a blessing from above. The owner was not willing to pull any permits and wanted a company to come in and cover up as much as possible. We do not do that sort of thing or get involved with clients who want to do things as they see them, rather than the right way things should be done as a certified mold remediation contractor. I really feel sorry for the buyer of this place. If they do not get a real good inspector who does due diligence on this place, they could be looking for trouble down the road. I doubt he would disclose the mold issue. He seemed to be the kind of guy who would do that. Needless to say, I booked out of there in disgust.

Usually, in a case like this, one might want to look for a mold certified environmentalist. This person is qualified to write protocol and direct us to what needs to be replaced and what can just be cleaned in order to bring the home back to an inhabitable environment.
