Once you find your dream home a it is critical to have a home inspection completed by a licensed home inspector to locate any potential defects or deferred maintenance. Over the years I have been on countless home inspections and seen many many problems that could have cost buyers tens of thousands of dollars if they hadn't had an inspector take a look at the property. A qualified inspector will complete a structural, pest, and radon inspection and put you at ease with your home purchase.
In Albany, much or housing stock is older and I see many of the same problems time and time again. Some of the most common problems include roof issues, chimneys, drainage. Roofs are typically worn, leaking, or improperly flashed or vented. Chimneys typically need to be repointed or lined. Homes generally need gutters and grading for drainage issues. Below Is a photo I took this week on a house next to the home I was having inspected. It is good example of home important good ventilation and insulation is to a roofing system. The icles were caused by melting snow and an ice dam from inadequate attic ventilation. The ice has actually come through the roof and soffits and if left unchecked will cause a significant amount of damage over time.

I had a closing last week on new construction built by a local builder. This was a luxury home that cost my buyer client well over $600,000. I won't name the builder for obvious reasons but it is a well know local builder. During construction there was a major drainage issue with the property that cost roughly $2,500 to fix. The builder kicked and screamed and refused to complete the works necessary to keep my client happy. The builder even refused to meet with my buyer. In the end, the work was completed but the builder completely alienated my clients for an expense so small in light of the transaction size is should have been completed with out a second thought. What ever happened to the client is always right? I would have thought the builder would want my buyer to be a raving fan and tell all his friends about his work. Now my client will mostly likely go out of his way to tell anyone he can how unhappy he was with the builder. I can almost guarantee this incident will cost the builder at least one future sale in this development. I promise if we do business together you will not go away unhappy with something I do. The economic outlook is fairly bleak. Job layoffs, Christmas sales are down, homes sales for November fell in the ballpark of 39% over 2007. I understand that many Realtors need every last dollar in this market. However, Realtor commissions SHOULD NEVER BE FIGURED ON REPAIR CONCESSIONS in my opinion. I had an agent today at one of my closings submit a bill that figured her fee on a sale price that included a repair concession. I should say this is the same agent that lost a file and called me a week ago looking for a copy of an the executed contract so she could submit her bill and get paid. I represented the owner. We gave a repair concession to the buyer of about $2,000 for various structural issues with the property. This is $2,000 my seller will never see and is essentially a reduction of the sales price. Why would you charge a commission on this money? I have seen this done many, many times and I totally disagree with this practice. Sure times are tight but Realtors shouldn't nickel and dime sellers in this market. It is practices like this that give Realtors a bad name in my opinion. My promise to you. I will never nickel and dime you by charging a commission on repair concession money that you never see as a seller! Also of note is an email I received from the same agent stressing how important doing the right thing for her clients is. This had nothing to do with working in the best interest of her client. Well its about time. The Greater Capital Region Association of Realtors expects up to a 15 percent decline in the number of licensed Realtors in the Capital Region according to a recent article published in the Business Review. Currently there are 3,500+- Realtors in the Capital Region. This is simply too many Realtors. In 2008 roughly 8,000+- homes were sold in the Capital region. Since each sale generally has a listing and selling agent, this equates to roughly 16,000+- sides. It averages out to less then 5+- home sales per agent on average which is close to the national average of only 6 homes sales per agent per year. As in any industry the top performers do the bulk of the business. The top 100 agents in Albany sold just over 27% of the homes in 2008 as of today according to the Capital Region Multiple Listing Service. The reduction in the number of Realtors in the Capital region will weed out the worst performers and be good for consumers. If you are considering hiring a Realtor be sure they are in the top 100 agents in the Capital Region or they may not be around next year!
