Ridgewood Makes List of Top 10 NJ Housing Markets - Train Station a Big Factor

Homes in Train Towns, like Ridgewood and Glen Rock, sell more quickly and hold their value better than homes in "train-less" towns.

According to today's Sunday Record, "Homes in towns with rail stations at their heart or nearby fare much better than those in any other market." The paper goes on to cite a study by noted NJ Real Estate Expert Jeffery Otteau which found that nine of the top 10 NJ housing markets either have a train station or are less than one mile away from a rail stop. In Bergen County, Midland Park and Ridgewood made the list.

The Record Article backs up what the Ridgewood Front Porch has been saying about Ridgewood Real Estate all along.

The Ridgewood Real Estate market has held up very well during these uncertain times. Median Home Prices in Ridgewood have actually risen in the 2nd and 3rd quarters of this year when compared to 2007.

In central New Jersey, Otteau found that homes within walking distance [of trains] had values 10 percent higher than their counterparts. Otteau said the findings would "certainly" hold true for Bergen County rail towns and added that "The closer you get to Manhattan, the greater the effect."

Parking in Ridgewood NJ - The Train Station, Downtown, Meters, Permits and More

Parking your car in Ridgewood New Jersey for your New York City Commute or your Downtown shopping trip is pretty simple - if you know the rules.

Parking at the Ridgewood Train Station

The first order of business, if you want to park at the Ridgewood Train Station, is to go to the Ridgewood Village Hall and obtain a parking permit. You need to be a Ridgewood Resident to obtain a permit and you need to bring your drivers license showing a Ridgewood Address or a copy of a deed or lease for a Ridgewood Home.

The good news is that the parking permits are free. The not so good news is that having a permit does not guarantee you a parking spot at the Ridgewood Train Station. The parking permit simply gives Ridgewood Commuters the right to park at the metered spots at the train station. The meters are first come - first served. However, you can usually get a metered spot if you get to the Ridgewood Train Station at a reasonable time. The cost for 12 hours of metered parking is 3 bucks. Metered parking ends at 6pm.

Parking in Ridgewood's Downtown Area

There's plenty of street parking and several parking lots in Ridgewood's downtown. I live and work in Ridgewood and use the downtown every day - and not once have I been unable to find a spot. The rumors of the Ridgewood Downtown Parking Nightmare are greatly exaggerated. You may not always find a spot directly and exactly in front of the store you want to enter but I don't think I have ever had to walk more than one or two blocks to get to my destination.

Most of the metered parking in Ridgewood Downtown area has a 2-hour time limit with the exception of the Ridgewood Train Station and Cottage Place Parking Lot.

Do I have to Feed Ridgewood Parking Meters on Sunday?

No. Ridgewood Parking Meter rules are only enforced Monday - Saturday from 9:00 am to 8:00 pm. There is also no need to feed the Ridgewood meters on Federal Holidays.

What's the deal with Parking in Ridgewood Overnight?

You can safely park on Ridgewood Streets until 2:00am. Street parking is prohibited from 2:00am to 6:00am. However, the town of Ridgewood is very good about making exceptions. If you have to park your car in the street overnight because your car died or if you are doing work on your Ridgewood Home and have a dumpster in your driveway, etc. you just need to call 201.652.3900 before 2:00am.

Ridgewood NJ to Host Program on Cyberbullying - Speaker Asks Ridgewood Parents to Take the Megan Pledge

Ridgewood Schools Recognize that Cyberbullying is an Epidemic that Needs to be Addressed

See the video below about the cyberbullying related suicide of Megan Meir.  It will help you understand how truly serious this issue is.  In fact, during the program Ridgewood Parents will be asked to take the Megan Pledge.

This event will take place at Ridgewood High School Campus on December 11th at 7pm. The program will be sponsored by Ridgewood's George Washington Middle School.

What is Cyberbullying and why should Ridgewood Residents Care?

Cyber-Bullying is defined as situation where a student uses information and communication technologies such as email, cell phone and pager text messaging, instant messaging, defamatory personal Web sites and defamatory online personal polling Web sites to harass, humiliate, intimidate and/or threaten other students on the Internet.

The Presentation to Ridgewood Parents will be made by WiredSafety's Executive Director

Parry Aftab an Internet privacy and security lawyer as well as WiredSafety's Executive Director. WiredSafety is the world's largest Internet Safety and help group. Parry has spoken to thousands of students and parents and knows the hot topic issues and explains them in "parent speak".

Parry Aftab will offer Ridgewood parents practical and workable ways to balance their parental responsibilities and create sensible guidelines for their Ridgewood Students.

Here are some of the topics that will be covered:

  • What steps can Ridgewood parents take to prevent their children from becoming victims of cyberbullying? (pro-active approach)
  • If they become victims, what can Ridgewood Students and parents do, where can parents go for help and when do they bring it to the attention of Ridgewood school administrators or the Ridgwood Police?
  • What to do if you discover that your child is a Cyberbully?
  • Most victims of CyberBullying are so affected by the threats and harassment that they keep quiet and never report it to their parents, teachers or friends. It is important that victims realize that trusted adults are here to fight this new form of bullying.

Nancy Slott and Pam Christian Named Marron Gildea & Donohue Ridgewood Associates of the Month

Nancy Slott and Pam Christian were named Realtors of the Month for the Ridgewood office, a Marron Gildea & Donohue spokesperson announced recently.

"Nancy and Pam continue to deliver great results for our Ridgewood office, and more importantly, for their clients," said Aloysius Donohue, a managing partner at the firm. "They are a very dynamic team and each brings a different, and complementary, skill-set to the table. They certainly contribute to the overall positive atmosphere here at MGD. While most of our competitors in Ridgewood have seen their sales fall significantly this year, MGD sales have increased well over 150% year-to-date, and this makes it much easier for the agents to remain upbeat - even in this challenging market."

"This market has been tough for everyone but we continue to thrive because our clients know we always have their best interests at heart and our existing clients continue to refer us to their family and friends," said Christian. "It also helps that our office delivers a steady stream of leads for us to work with. This allows Nancy and me to spend our time and energy providing top-notch service to our existing clients, while most agents need to spend the bulk of their time prospecting for new business".

Prior to entering the real estate industry Pam Christian received her Masters Degree from Columbia University and owned a successful business in NYC which catered to major corporations. Pam's entrepreneurial experience offers clients unrivaled organization, strategic marketing and negotiating skills.

"It may sound odd, but this market has really energized me," said Slott. "When houses were selling in two weeks anyone could have done our job. However, it is during the more difficult times that clients need proven agents with a solid marketing plan - and that is where Pam and I come in."

Nancy Slott started her professional career as a successful investment banker with Credit Suisse in New York. Her financial background and analytical skills have provided clients with a unique perspective when evaluating price points in today's challenging real estate environment. Nancy also possesses negotiation, marketing and interpersonal skills that have helped her provide clients with a very high level of service.
