Central Florida Real Estate Happenings -- The 4 county area statistics for January 2008

The statistics for last month show many owners of Wonderful Lake Eola in Orange County -- downtown Orlando, Florida.

were over to put homes on the market or re-list
homes for sale. Historically this always happens, but
there are some interesting things to look at:

  • The median home price has continued to decline
    and last month it declined by over $2700.00 from
    $225,000.00 to $222,250.00. That is not good for
    sellers, but it is GREAT for buyers.
  • Along with the median property price decline, the
    home affordability index is over 100%. Specifically,
    it is at 104% Which means at the median take
    home pay of central Floridians who are making
    at least $51,000 per yer, EVERYONE can afford
    to purchase a home! And that is GREAT NEWS!!
  • The first time buyer affordability index rose also
    to 74.6%. Things are getting better and better
    out there!!
  • The number of homes under contract rose by 200
    month to month, showing that activity is increasing.
  • The average interest rate on a 30 year fixed rate
    mortgage was 5.6%, continuing a downward trend
    started in August of 6.6%..... EVERYTHING is LOOKING
    GOOD!

channel 9 news today...... she happened to see my post in
ActiveRain© on the latest mortgage fraud happening in the
area and wanted to get more information.

 

 

HOWS THEM APPLES!!

 

 

This could help a LOT of us here in central Florida with getting
the news out that WE ARE NOT central Florida real estate professionals
that tolerate this kind of behavior happening to our clients.

 

If YOU (mortgage officer, mortgage broker, loan officer, real estate
agent, buyer, or seller) have information about a client (or if YOU
were the client who got into a bad situation because of a shady
situation you were tricked into) that was the victim of mortgage
fraud,
please post a comment below about it and I will get in touch
with you. WE will bring the information to the reporter that is covering

Central Florida real estate developer caught 'Being BAD'...and the results so far...

A central Florida developer is out on bond Another thief of central Florida real estate bites the dust......
because the FDLE says his company defrauded
investors and would be home owners of over
$24 million dollars
in deposits.

  • David N. Weiker said that many things
    contributed to his companies bankruptcy.
    (I would LOVE to hear some of his "reasons").
  • Money that was supposed to be in escrow
    was "used" to pay for contractors that never
    finished and in some cases NEVER even started
    the process of constructing homes to be built.
  • Over 580 people lost money on these deals
    ranging from locations as far away as Great
    Britan, Norway, Scotland and Belgium. In the
    United States -- Massachusetts and Florida
    residents were stung among others.
  • FDLE officials said they have not found the
    missing money (It SHOULD be in escrow
    accounts, properly accounted for, shouldn't it?).
  • David Weikers past was found to be the
    evidence that will likely put him behind bars
    for a LONG long time.
    Eight or nine homes
    were to be built by another company Mr. Weiker
    owned and operated back in 2001. Home buyers
    had to finish building the homes they payed
    Mr. Weikers company to build, causing the would
    be owners back then to lose many thousands of
    dollars in the process.
  • Escrow money was disbursed to Weikers adult children Go git 'em, Officer!!!!
    to pay for their rent, money was used to purchase
    a spa for the Weikers home, and to pay for
    medicines and medical treatments. As far as I
    know, according to Florida real estate laws and
    practices, NONE of that money is to be used for
    ANYTHING other than the building of, or financing
    (down payments for mortgages) of the homes that
    were to be built.

I for one am GLAD the Florida Dept. of Law Enforcement is on the job....

That is part of the duty of that Dept. of our government.

This exactly what happened back in October of 2001.

I turned a client of mine on to an AWESOME section of land called Wedgefield in eastern central Florida. It was owned by the people at NASA in Cape Canaveral several years ago when the Government was thinking of putting ALL of the Space Shuttle operations in Florida. They wanted a GREAT place for the employees of the space program to have an area they could live in, and play in. They could also be able to get to work in just 30 minutes.

Sadly, the government changed its mind and kept part of the operations in California (Who said the California lobbying effort did NOT pay off --- even though it WOULD have been better to centralize all operations in one state.) Anyway, this left thousands of acres of central Florida real estate the government owned for the employees of Cape Canaveral and now they had to sell it. Investors gobbled up hundreds of tracts of land for AWESOME prices and the feeding frenzy began.

My client bought 4.9 acres of land back then for about $49,000.00....and sold almost half of it 3 years later for $49,000.

NOW --- another 3 years later, my clients land is worth over $150,000 and he is building his families dream house!!

The home will be over 2000 square feet when it is done, with a front "southern looking" porch and a Florida room in the back of the home; talk about Southern country living at its BEST!!

  • My client has over $150,000 of equity built
    into the property because I am his real estate agent!
  • He would NOT have found this land if I did not find it for him...
    Such are the some of the GREAT benefits of using a
    licensed central Florida real estate professional !

    this man of God....and I am grateful to my heavenly Father
    for helping me tell him about the Messiah and what Jesus
    did for him so long ago..
