Since my last Altamonte Springs, Florida Market report a
LOT of homes have been sold!

As of this date (8/9/2009) a LOT of homes have changed
hands
(61 properties to be exact) in one month, BUT more
homes have come on the market to replace the ones that
have been sold.

Most single family homes in Altamonte Springs, Florida
are being offered in the $200K - $249,000 price range.

Most condos are being offered in the $40K - $49,900 price
range.

The average home sold for about $101,000 last month in
Altamonte Springs, Florida. The previous month the average
home sold for about $113,000. Average sold home prices
are coming DOWN a LOT !!

 

For this post, I have picked homes with these features:

 

  • 1 or two car attached garage with opener.
  • Dishwasher, washer, dryer, range and refridgerator
    included with the price of the home.
  • The high asking price that WAS $1,490,000  is NOW
    $1,390,000
    for a wonderful condo with almost 3000
    square feet of living space, a 280 degree panoramic
    view of central Florida from the 12th floor.....
    and MUCH much more!
  • The low asking price in Altamonte Springs is $39,900
    for a condo that is almost 800 square feet large! MY
    GOODNESS, you CANNOT beat this price!! This home
    is a condo being offered as a short sale.
  • Out of these properties I have listed, 48 of them
    are in SPECIAL circumstances (this number is HIGHER
    than it was at my last report):
    bank owned, corp. owned,
    in foreclosure, in pre-foreclosure, sold as-is, short sale,
    fixer-upper, owner will assist with closing costs and/or
    financing...
    you had better MOVE FAST on these!!

Central Florida Real Estate Happenings ----- The market is beginning to stabilize between buyers and sellers!

I have been tracking the Orlando and central Florida Central Florida is what The Knights Team covers!
real estate market all of my real estate career..... that
is 13 years of information my clients can depend on!

From statistics in the marketplace now, the balance bet-
ween buyers and sellers at at almost a balance. Believe
me when I say that balance RARELY stays for long! When
the current market changed into the bearish buyers market
we have had for the last several years, the change happened
in a matter of about 2 weeks! People did not realize it until
it was too late.

People who bought homes in the final months of that awesome
sellers market were left holding onto homes
that were WAY
over priced because of the feeding frenzy created by the low
interest rates and the deceptive teaser rates mortgage companies
and loan officers were advertising. When homes stopped appric-
iating, home owners were shocked and were left with large bala-
ncesheets and were upside down in what they owed verses what
their homes were worth.

Home owners take note of these latest statisctics:

  • There is just over an 8 month supply of homes for sale
    in the Orlando and central Florida real estate market;
    when the market has 6 months of supply it is considered
    by housing pundits to be balanced between buyers and
    sellers.
  • In June, REALTORS® sold over 43% more homes than in
    June of last year
    , making the area’s year-to-date sales
    an increase of almost 44%. If that is not a rebound, I don't
    know what is!!
  • 46% of those completed transactions were homes in "Special
    circumstances"
    ~~ Bank owned, Sold as-is, corporate owned,
    in foreclosure, in pre-foreclosure, or sold as a short sale. That
    HIGH NUMBER is reported in EVERY single market report I do.

    I always point out the DEALS to buyers of central Florida real
    estate, so YOU can SAVE MONEY!
  • There is more than double the number of homes currently
    awaiting closings (7,230) than in June of last year (3,329).

There are currently almost 18,000 residential homes available for purchase through the Orlando Regional MLS. Inventory fell from last month. Compared to last year, the June 2009 inventory level is just over 27% lower than it was in June 2008.

Number 1 ranked vacation spot in its most recent list of places to go for a vacation in the USA, Canada, Mexico and the Caribbean.

Forbes based its rankings on 15 of the top vacation spots from

Central Florida Real Estate Happenings ~~~ Continued strength in the market!!

The central Florida real estate market is continuing to florish,
according to sales numbers contrasting this year from last year.

  • 44% MORE sales have been made year to date over last year.
  • 38% more homes sold in May this year than in 2008.

Driving this sales wave are the homes in "Special Circumstances":Is there a central Florida home in your future....click here!!

  • 51% of homes sold this year were bank owned or
    "distress sales". The Knights Team reports on these homes
    in city and community market reports every week.
  • This has driven the median home price in central Florida
    down to $130,000.
  • The median price for "normal" homes being sold is $165,000
    (Homes NOT being sold in distress situations), so home owners
    who sell their home and do not tap into their equity should make
    a good return on thier investment, assuming they have been in
    their home for around 5 years or more.

Pending sales are also WAY up over last year at this time:

  • There are over 6,600 homes currently pending to close, as
    opposed to about 3,200 last May.
  • 3,400 of those homes under contract in May of this year were
    put into agreements in that month alone, which is a forward
    looking indicator of an further imporoving of the central Florida
    real estate
    market.

The first time homebuyer affordability index is WAY over 100%, which means any person making the reported median state income of $35,600 or more can purchase a home from the over 6,500 homes advertized in the regional central Florida MLS for $155,000 or less.
