Chicago Andersonville Market Report - May  2010

For the month of May, a total of 17 homes sold in the Chicago - Andersonville Neighborhood at a median price of $282,500. At the same time last year, 17 homes had sold at a median price of $313,900. Here is the breakdown for the first 5 months of the year:

January 2010: 9 Sold in Chicago - Andersonville
February 2010: 9 Sold in Chicago - Andersonville
March 2010: 15 Sold in Chicago - Andersonville
April 2010: 25 Sold in Chicago - Andersonville
May 2010: 17 Sold in Chicago - Andersonville

So far this year, 75 homes have sold in the Chicago - Andersonville Neighborhood. This is up 74% from the 43 homes that sold last year.
Among the 17 homes sold in May, 7 were single family homes and 10 were condominiums. 2 of them were foreclosures.
The lowest priced home located on Foster sold for $186,000 and was a 3 bedroom, 1 bath foreclosure in need of repairs.It sold above the asking price of $165,300 in only 10 days. The highest priced home was a 5 bedroom, 2 full and 2 half bathrooms Victorian house on Lakewood Avenue with an above average lot size and a 2 car detached garage. It was on the market for just over 1 month.
Median price of homes sold year to date is $328,000, up from $314,000 last year,a 4.4% increase. It was certainly boosted by the influx of new home buyers trying to beat the deadline for the Home Purchase Tax Credit.

Condos For Sale in Lincoln Square

Condos for Sale are being offered at various price points in this area, from the low $10k to more than $600k. The median price point for sold condos was $257,500 in the last 12 months ending in April 2010, down from $294,000 the year prior. One piece of good news is that prices this year seem to be stabilizing with median price year to date at $258,000.

Foreclosures and Short Sales represent just below 10% of all available condos for sale in Lincoln Square with about a third of them offered below $100,000. In my opinion this is not an excessive number and is only affecting pricing for the lower tier of all area condos, while most median or above priced homes remain unaffected by the negative price pressure brought on by distressed properties.

Garden Of Eve Party - May 15th 2010 in Chicago

This year, I volunteered as one of the Host Committee member for the Garden Of Eve Event that is supposed to take place on May 15th. For those who don't know, Garden of Eve is an fundraiser event benefiting Howard Brown and the LCCP (Lesbian Community Care Project) services for women.This year it is being held at Rancho Verde - Christy Webber Landscapes located at 2900 W. Ferdinand Street in Chicago, IL.

Last year's Garden of Eve was held at The Garfield Conservatory and brought more than 600 women together for a night of food, drinks and entertainment. This year's estimate is that it will bring out closer than 1000 women for fun filled night extravaganza. The Garden of Eve Ball, as it used to be called, is a classy event. So make sure you dress up for it.

As a recent transplant back to the City, I used to live in Naperville, I missed last year's event and ended up regretting it when most of my friends who attended commented on how much fun it was. There was no denying me this year, as I also volunteered to be a host during all of the Garden Of Eve party. I got to meet some of the most established and successful women in the City during some of these Committee meeting held regularly for the past 3 months and I am honored to be a part of such an esteemed crowd.
