I am a country girl at heart, I grew up in a small village in southern England and have always loved wide open spaces. We bought our house a year ago in a rural area outside of Atlanta, we loved the country lanes and questioned who in their right mind would want to live in the suburbs with all that road congestion? but due to the price of fuel we just can't afford to live in the country. With the price of gas jumping almost 10 cents a week, we have to move closer in.
In the past people were even willing to put up with the awful traffic to live a "Country Life", commuting for hours and getting home late at night, but are people moving back? Most of the more recent sales I've had in the more rural counties have been to either locals or retirees.
I toured a wonderful neighborhood in Forsyth County, Vickery, this neighborhood is mixed use and even has a YMCA. Situated a short distance from Georgia 400, this community offers boutiques, restaurants, office space, and a bank all on your doorstep, they have created a mini-village that has a Utopian feel about it.
Vickery is well established now, with about 3 yrs left before it is built out. Prices range from the low 200's for a "Flat", condos are in the high 300"s and custom built homes are in the 500's and up.
I have noticed many more of these Village types of development popping up in the northern counties of metro Atlanta, and people obviously love them.

I have been doing a lot of "Broker Price Opinions" for banks for years. Now I am seing a huge decline in values especially on fairly new Townhome communities.
I visited a neighborhood yesterday where townhomes originally sold for $155,000 3 yrs ago, all sales this year in this particular neighborhood have been between $115,000-$125,000.
People trying to list and sell their homes are having a major problem, they can't compete with the foreclosure listings in the neighborhood and have no hope of getting even what they paid for the property 3 yrs ago. For an agent listing these homes it is a "Tough Sell". 
There are currently 67 Bank owned Townhomes on the market in Gwinnett, and in 2008 there have been 49 sales that have closed that were foreclosures.
Now Dekalb County has currently listed 121 Foreclosure and Corporate owned listings and since January 67 have closed. These are just townhomes and do not include condo's or other types of property.
Do you think they have over built townhomes in your area? it certainly seems so in the Metro Atlanta area. Take Gwinnett County, there are currently 521 New Townhomes on the market. Forsyth county has 216 but a very low foreclosure rate, Cobb County has 429, and so on and so forth.
