There are Currently 130 homes listed on
Lake Lanier in Forsyth County Georgia.
They range in price from $99,500 to $5,000,200.

For the first quarter in 2008 there have only
been 10 closings. These ranged in price from
$125,000 to $1,400,000.

The average Listing price was $645,257 and the
average sales price was $594,100.

With the lake level reaching an all time low in 2007
there is good news ahead. Levels are on the rise and
the projected level for Memorial Day is 1060. This
means an increase of approximately 4 ft.

I recently sold a lake home on Lanier, it was a bank foreclosure, I received multiple offers and it went under contract in 2 weeks. When I valued the property the appraisal was $100K lower than my valuation. But I sold the property higher than the listing price. There are still some incredible deals currently on the lake and has never been a better time to buy.

Dahlonega Square, GAI know All you guys that live up north are probably scoffing at us feeble southerners, but it is bloody cold today!! I moved to Georgia over 20 years ago and remember swimming in the pool in March. It also seems the winters are getting a bit longer or maybe it's just my age. But optimistically thinking of warmer days here is an annual event that you might consider.

If you are thinking of visiting North Georgia this spring don't forget to visit Dahlonega, there is the wonderful spring festival "Bear on the Square" from April 18-20th. Friday, Saturday, Sunday. Jam to the sound of local Blue Grass day and night. This is the 12th annual live country auction of local artists such as Billy Roper. The Bear on the square is a Not-For-Profit cultural arts organization. If you are a guitar enthusiast you may be interested to know that Guitar maker Larrivee Guitars have donated a new guitar which will be available at the Live Country Auction. The Auction will start at 6pm on the opening night, Friday 18th April in the Mainstage Tent in Hancock Park. For more information you can visit www.bearonthesquare.org
