The local resource in the state of CO for affordable housing education, information and advocacy, Housing Colorado, released a report describing the comparison of wages and rents for jurisdictions in Colorado. The report “calculates the amount of money a household must earn in order to afford a rental unit in a range of sizes at that area’s fair market rent (FMR), based on the generally accepted affordability standard of paying no more than 30% of income for housing costs.” Rents are rising making buying Fort Collins Real Estate more of an option for people today.

In Colorado, rents have risen 7% in the last year due primarily to low vacancy rates and increasing rental demand from the foreclosure crisis. The Fair Market Rent (FMR) for a two-bedroom apartment is $924. A household must earn $3,080 per month, or $36,957 per year to be able to afford a home in this price range. Based on the assumption of a 40-hour work week and 52 weeks per year, the Housing Wage to afford a home at FMR is $17.77. At this same rate you could buy Fort Collins Real Estate and have a mortgage for less than average rents in the area.

Rental amounts are surpassing affordability rates at an alarming pace in Colorado. With Colorado’s minimum hourly wage at $7.25, a renter would need to work 98 hours per week to be able to afford a two-bedroom apartment at FMR, or have two minimum wage earners working 40 hours per week. The average wage in Colorado is $13.46 per hour, still below the affordability level of $17.77. Again renting is becoming out of reach for some whereas buying Fort Collins Real Estate may be a better option for you.

In Northern Colorado specifically, the hourly wage needed to afford a two bedroom house is $16.33 in Fort Collins/Loveland and $13.71 in Greeley. However, the estimated mean renter hourly wage for 2011 in Fort Collins/Loveland is $9.94 and in Greeley, the mean is $9.84 – well below the income needed to meet the affordability standard. When looking at housing costs, the average two bedroom apartment will cost $849 in Larimer County and $713 in Weld County; and yet renter households in Larimer County can only afford $517 per month or $512 in Weld County.

It remains obvious that affordable housing and rental availability will continue to be an issue for Northern Colorado. Owners who have been unable to sell their homes in a tight Fort Collins Real Estate market are considering leasing their property or offering a lease to purchase option as another option for buyers in the Fort Collins Real Estate Market. CSU Creates Jobs in the Fort Collins Area Good For Fort Collins Real Estate

Fort Collins CSUWhile you were out boating, camping, traveling and just enjoyng the sun you may have missed Colorado State University and its startup companies. According to the Coloradoan many companies have been very busy this summer creating jobs for Northern Colorado. What does this mean for Fort Collins Real Estate?

Abound Solar is a prime example of how CSU startups create jobs in Colorado. The company recently doubled its reliability lab and corporate office space at Centerra in Loveland, adding 50 new jobs in 2011.

Abound, which spun out of CSU in 2007, makes low-cost thin-film solar energy modules at its manufacturing facility in Weld County and employs more than 350 people in the region. In total, it plans to add up to 500 new employees through its expansion of its Colorado and Indiana activities over the next two years.

Additionally, two of CSU’s most prominent solar scientists, Professors W.S. Sampath and Jim Sites, recently received $2.5 million from the National Science Foundation and Abound Solar to reduce the cost of solar-powered electricity.

Numerica obtains a second NASA contract. Even though NASA’s space shuttle program has ended, CSU spinoff company, Numerica Corp., will play a key role in the future of the nation’s space exploration. The Loveland based research and development company was awarded a two-year, $600,000 Small Business Innovation Research Phase II contract to help improve flight mission design for NASA.

The contract announcement is the second NASA contract awarded to Numerica, resulting in $1.2 million coming to a primary employer in the Northern Colorado economy helping Fort Collins Real Estate.

Aubrey Poore, former CSU professor, is Numerica’s founder, chief scientist, and CEO. The origin of the company is a perfect example of how a research university and industry can work together to advance and apply scientific knowledge.

  • Two CSU affiliated startups will be among the 30 regional companies selected to present at the 2011 Rocky Mountain Life Science Investor and Partnering Conference, Sept. 21-22, at The Brown Palace Hotel in Denver. Vet DC is a recent startup that develops emerging human medicine technologies for companion animal markets. KromaTiD is a bioscience company developing unique detection assays for genetic abnormalities and diseases. They will be among the area’s most innovative life science companies presenting to a targeted audience of biotech, device, diagnostic and pharma investors and strategic partners.

Fort Collins Named One of the Top Cities For Biking

A nationwide analysis shows that towns where people bike to work are richer, fitter, and more successful in many other ways and Fort Collins CO tops this list. So if you are looking to purchase Fort Collins Homes this is a great place to start.

Riding a bike through a city, David Byrne wrote in his book Bicycle Diaries "is like navigating the collective neural pathways of some vast global mind." Biking, he adds, "facilitates a state of mind that allows some but not too much of the unconscious to bubble up. As someone who believes that much of the source of his work and creativity is to be gleaned from those bubbles, it's a reliable place to find that connection."

Cycling is one of my own great passions. I like nothing more than to get on my road bike and just go. My bike is not just a great way to get around, it's a great way to get to know cities.

It's also a good way to stay in shape, as witnessed by this post at the Living Streets Alliance blog, which noted the uncanny overlap between the places listed as America's Fittest Cities and the cities where the greatest percentages of people who bike to work live. That got me wondering what other characteristics of metropolitan areas might be associated with higher levels of cycling.

Nationally, less than one (0.6) percent of Americans ride their bikes to work. But the share of bike commuters varies quite a bit across metros. The gallery below lists ACS figures for the top 15 metros with the largest shares of bike commuters. (These data cover entire metros; data for core or center cities may be higher.) At the top of the list are Eugene, Oregon, and Fort Collins, Colorado, where more than 5 percent of commuters bike to work. College towns dominate the list which makes sense—Boulder, Colorado, Madison, Wisconsin, Santa Cruz, California, Iowa City, Iowa, Gainesville, Florida, and State College, Pennsylvania, among others. But bigger metros like Portland, Oregon, Honolulu, Sacramento, San Francisco, and San Jose (Silicon Valley) also rank highly.
