Kaanapali Shores Sales Statistics
Below are the sales statistics for Kaanapali Shores for the 2nd quarter of 2009. There were two sales during the quarter:
•· A one bedroom ocean view (#750 - 717 sq.ft.) that closed for $410,000 (not remodeled)
•· A two bedroom ocean view (#161 - 1078 sq. ft) that closed for $970,000 (not remodeled).
Prices continue to be influenced by the distressed properties on the market and the urgency to complete upgrades required to remain in the Aston rental program. Some appraisers are noting that Maui is a declining market on their appraisal reports. Even though overall activity levels are picking up, there is no sign that Maui condo prices will increase in the near term.

Below are the sales statistics for Kaanapali Shores for the 1st quarter of 2009. Shockingly, there were no sales of studios or one bedroom units even with some historically low asking prices during the quarter.
More shockingly, there were 2 sales of 2 bedroom units. Both sold for under $500,000. In fact one was listed for $635,000 and went for a $350,000 cash offer. It is unit 437 and it's back on the market already for a current asking price of $549,000.
The combination of new listings in the first quarter and only 2 sales means that there is more inventory on the market. A total of 46 units during the quarter. We don't remember there ever being that many units for sale. And, as you might expect, prices are down. We bought our first unit over 5 years ago, and we paid more then than some sellers are asking now.

As of 4/22/09, we now have three 2 bedroom, 2 bath short sale listings priced at $330,000, $335,000 and $350,000. The 1 bedroom upstairs short sale unit that was priced at $325,000 is headed for foreclosure and no longer listed on the MLS.

As of 12/10/08, inquiries have started to pick up. We have 28 whole ownership listings available for sale. Interest rates have dropped and so have prices, so maybe we are nearing the bottom of our sales slump!
