Hawaii Mortgage Interest Rates / Hawaii Real Estate News 10/20

Aloha Everyone,

The most popular question I've been getting: "What do you think rates will be like tomorrow?" If I knew, I'd be a rich man!

My feeling is that if you/your client is happy with the rates that day, and the monthly payment is something they can afford... lock it in. Yes, it might be lower tomorrow. But there's as good a chance it will go the other way. It is rare that the rate change the following day is dramatic enough to make a big difference in monthly payment (unless it's a jumbo loan) so many times it's not worth the risk to see what tomorrow brings if you have something good today.

Below are a snapshot of today's wholesale rates I get from local banks (went down from last week) and current market news:

•· Fannie and Freddie re-evaluating fees, possibly less

Many local banks are closed today observing the holiday so I didn't get all my usual rate sheets sent to me, but I have a few quotes below from national lenders we work with as well as some market news for you. Rates went up, probably do to the volatility of wall street. When bonds go down typically mortgage rates do the opposite.
