Freezing weather in Sacramento-Take care of your rental

All managers should be aware that the cold weather we are experiencing may result in frozen pipes and interior flooding from those pipes if they burst. This is most common in vacant single family homes and usually after 2 or more days of very cold weather.

Call RAM Property Services to turn off the main water shutoff and open an outside spigot to drain the water out of the pipes.

Rental Property into Foreclosure

Rental Property lost in Foreclosure

It is not uncommon in this current housing market for owners to falter on their mortgage and have their rental go into foreclosure. As a property manger it is important to note that until the foreclosure sale is complete the tenant is still responsible for rent. Also, once the owner has lost the property this also terminates the relationship between the owner and the property management agency under civil code 2355.

RHIP Rental Housing Inspection program. The city is managing mandatory rental inspections.

Here are the most common violations

  1. Smoke detectors missing or non-functional
  2. Improper installation of electrical panel boards
  3. Broken windows, missing doors
  4. Water heater installation
  5. Plumbing-unapproved installation
  6. Hazardous wiring
  7. Lack of permanent heating appliance
  8. Improper venting systems
  9. No unit I.D. and front door peep hole
