FLORIDA ECONOMIC OUTLOOK IN REVIEW

Forecasters from theWachovia Economics Group has just published a full 22-page report (see below) of the economic outlook for the State of Florida. There is no surprise here..really as most of us by now realize that "Florida Faces a More Difficult Road to Recovery."

The authors of the report believes the 4th quarter of last year and the first quarter of 2009 will mark the darkest hours of the recession; hence, the worst is behind us. The current recession will be the longest and deepest since the 1930s. Many of the hardest hit sectors (housing) will take longer to recover to healthy levels. Florida (apparently) went into recession a full 9 months ahead of the nation. The housing bust is clearly Florida's largest immediate problem. The median sales price for Florida's existing homes shot up to $255,00 at the peak of the housing boom in November 2005 and prices are currently down about 45% from the peak.

Employment conditions are still deteriorating. Job losses are greatest in industries tied to construction and the building boom. Naturally, the fallout from the housing bust also extends to related services, including financial services.

Massive losses of income and wealth have rocked consumer spending. Personal income rose just 2.4% in 2008--marking the smallest increase since 1946. Population growth has slowed, Florida tourism is getting crushed and manufacturing is struggling. (Can you take anymore?)

The report goes on to discuss the recovery and status of Fort Lauderdale--Fort Lauderdale differs from most other Florida markets in that housing did not really get overbuilt, it got overbought! The median sales price of an existing hone surged 150% from 2002 to 2005. Prices have since dropped 75%! Home prices are now back to their lowest levels since 1997! However, again--while the recovery is still quite a ways off, the worst of the recession has likely passed. This is the good news, but I wouldn't plan a celebration yet!

MOTIVATIONAL WORDS FROM ALBERT EINSTEIN!

Let's not pretend that things will change if we keep doing the same things. A crisis can be a real blessing to any person, to any nation. For all crises bring progress.

Creativity is born from anguish, just like the day is born form the dark night. It's in crisis that inventive is born, as well as discoveries, and big strategies. Who overcomes crisis, overcomes himself, without getting overcome. Who blames his failure to a crisis neglects his own talent, and is more respectful to problems than to solutions. Incompetence is the true crisis.

The greatest inconvenience of people and nations is the laziness with which they attempt to find the solutions to their problems. There's no challenge without a crisis. Without challenges, life becomes a routine, a slow agony. There's no merit without crisis. It's in the crisis where we can show the very best in us. Without a crisis, any wind becomes a tender touch. To speak about a crisis is to promote it. Not to speak about it is to exalt conformism. Let us work hard instead.

Let us stop, once and for all, the menacing crisis that represents the tragedy of not being willing to overcome it.

MARKET UPDATE FOR FORT LAUDERDALE, FL

Below, please find a recent real estate market update for Fort Lauderdale--these charts will include both single-family homes and condos. As a whole, our market is looking better...with more closed sales and less inventory. While many more buyers appear to be out, there is no clear evidence of a renewed housing boom; however, we are seeing a gradual increase in activity brought about by lower prices, lower mortgage rates and many incentives.

WHAT ARE THE BANKS DOING NOW? WARNING...WARNING...

The deal was finally closing...yes, there was going to be a closing...the loan officer at Bank of America sent out an email saying, "OK to close." The seller and buyer signed their documents on Thursday and we were just waiting for the package and funding was on it's way!

Until today...Monday...we were notified by the bank this morning that they pulled the funding and decided not to lend money to the buyer! The loan officer from Bank of America was not even informed until this morning...he advised us that he has worked for Bank of America for over 14 years and this was the first time this had ever happend to him or his buyer!

What's going on? This is not the first time...one day last week, a realtor in our office was also ready to close...buyer and seller had signed documentation and on the closing day, the bank notified the parties that the buyer had a $3,000 outstanding credit card that had to be paid, prior to closing. Note, the buyer did not have to cancel the card, just had to pay off the $3,000 before this loan would fund.

I thought it was suppose to get better? The banks received lots of bailout money...Now, the buyer of this transaction is racing around to find another bank, as he still wants the deal to close.

Has anyone else experienced anything similar?

Yeah, I'm trying to be positive--working harder than ever--just waiting for a little luck (while refraining from pulling the hair out of my head!)....
