Below, please find a recent real estate market update for Fort Lauderdale--these charts will include both single-family homes and condos. As a whole, our market is looking better...with more closed sales and less inventory. While many more buyers appear to be out, there is no clear evidence of a renewed housing boom; however, we are seeing a gradual increase in activity brought about by lower prices, lower mortgage rates and many incentives.

As the recession is easing, the number of foreclosures are surging--perhaps it is the shadow inventory! The numbers shouldn't be surprising...there are many more foreclosures yet to come!
Broward County had 10,305 homeowners in some stage of foreclosure in April, 2009--this is more than twice the 4,599 foreclosures in March, 2009 and nearly double from a year ago (according to figures released by RealtyTrac). Broward has the state's third highest foreclosure rate, with one in every 78 households in some stage of foreclosure. One is every 135 Florida households received a foreclosure filing last month! This is roughly three times the national average.
And as most of us realize, home prices are still on decline--however, the housing market on the whole appears to be stabilizing.
