POSITIVE HOUSING NEWS FOR BROWARD COUNTY--FLORIDA

THE FOLLOWING CHARTS DEPICT THE BROWARD COUNTY HOUSING MARKET. IN THE LAST 15 MONTHS, SALES HAVE INCREASED BY 98.8% AND THE INVENTORY HAS DECLINED BY MORE THAN 20%. IN JANUARY, 2008, BROWARD COUNTY HAD OVER 40 MONTHS OF INVENTORY; HOWEVER, BY MARCH, 2009, THE COUNTY HAD ONLY 16 MONTHS OF HOUSING INVENTORY. (QUITE A DIFFERENCE!) THE ONLY ASPECT OF HOUSING THAT HAS GONE UP IN THE LAST THREE MONTHS IS AVERAGE PRICE PER SQUARE FOOT--MAINLY DUE TO SINGLE FAMILY HOMES. THIS MAY BE THE BOTTOM....OR IS IT THE TURNING POINT?

CONTACT YOUR STATE CONGRESSIONAL REPRESENTATIVE--PLEASE!

May I make one suggestion--contact your state congressional member of Congress today--Discuss your concerns about the real estate market.

As I read the blog posts from AR, many of us are experiencing the same concerns, the banking institutions, regulations or laws, etc. Last week I placed a phone call to my Congressional Representative--Debbie Wasserman Schultz...in her Washington, DC office. I was instructed to go online and to sschedule a time to discuss my concerns with her, so I did. The next day, I received a call from her assoicate, Vivian. Vivian listened to me while I expressed my concerns with the banking industry and how they are not doing their job. She gave me her direct email address and told me to keep her updated on the issue. In that way, when I read a post on AR regarding solutions or problems with the banking industry, I forward them to Vivivan...afterall, she gave me her email address.

Sometimes we just don't trust our politicans anymore, and I understand! I know--we pay our political action funds to our local real estate association or to NAR...but we cannot always count on someone else doing what is right for us. As realtors, we are the people in the field and have first-hand knowledge of the market.

EXCUSE ME--BUT I'M HAVING A MINI-PARADIGM SHIFT

In 1962, Thomas Kuhn wrote ‘The Structure of Scientific Revolution,' and defined the concept of ‘Paradigm shift.' Kuhn argues that scientific advancement is not evolutionary, but rather is a ‘series of peaceful interludes punctuated by intellectually violet revolutions.' And in those revolutions ‘one conceptual world view is replaced by another.' This may be happening on an international level.

Perhaps on a less significant scale, I believe we are experiencing a paradigm shift. This shift did not just happen, but it is driven by agents of change...for example, look at what's happening in the banking/financial institutions, the real estate market, the global economy-look at what's happening with our newspapers-how we gather our news-our work force, manufacturing jobs-how significant it is that this landscape is changing and changing rapidly. It's all around us-this informational society invites us to rethink, retool, to change.

It all begins in the minds of people. We are experiencing a major change in many thought-patterns. We are quickly or slowly replacing many former ways of thinking or organizing with a radically different way of thinking or organizing-we are even experiencing it with President Obama and his views-things are changing!

As a realtor-on a smaller scale-how have your changed your ways of thinking...Here we are blogging, on twitter, on facebook, working the internet more than any time before. I'm having a mini-paradigm shift mentally--!

WHEN WILL THEY LEARN....

As we suspected, banks are getting TARP funds--but are not releasing more money and lending is still tight. In today's article of the WALL STREET JOURNAL, of the 21 largest banks receiving troubled asset relief program funds, the Treasury states that credit being offered FELL 2.2% across all lending categories. One bright spot, if any, remained refinancing on home loans--where banks can make extra money on the points charged to homeowners for the refinancing! Our credit markets remain fragile--these banks are getting their money for almost FREE--not lending it and rising their already HIGH credit card interest rates. Even long-time customers, who have never missed a credit card payment, are seeing their interest rates soar to double digits. The banks are becoming loand sharks!!

Don't get me started on what the banks AREN'T doing with their short-sales and the unwarranted time to get these units sold!

The Treasury has committed $95B in TARP funds for new programs to boost consumer and business lending, though many banks are either just getting started or are still in the development phase. The bank's unwillingness to lend are forcing businesses and consumers to curb their spending (which may not be the worst thing that can happen...since we are a consuming society) which risk prolongs the US economic recession. There is a lack of affordable credit--sometimes punishing the good customer for the banks' misktakes. When the banks were given all the TARP money, where were the guidelines, timeframes and policies?
