This program test the skills of the students in areas of Science, Arts, Language, Math and Humanities.

the student Ricardo Gomez received the highest score in the world on the AS level Spanish language Cambridge Exam this year. As well as maria Boria and Hiroshi Aida received the highest score in the United States on the Biology and Chemistry Cambridge Examinations. Other students receive top awards. Their dedication and enthusiams has pay off. Four of the students that received awards have been offered admissions to the top university in the country.

**SELLING OR BUYING A HOME - GETTING OFF STRESS **

In the last couple of months, so many buyers have made the same common statement. Buying a Home is getting more complicated from getting a contract accepted to getting the bank to approved the loan o the association and its fees. On the other hand, Sellers are anxious to finalized the Short sale and it takes a toll, the bank is continuing with the foreclosure process bringing more stress through the short sale, etc.

Stress level increase, and as a consequence health suffer without counting the fact that the number of divorce has increased, and children are suffering the same stress as adult.

Well, I want to give you some tips to help you through this season of your life. Yes, It is a season and like every season, this too shall pass even if it looks like a long winter. You see, life is always changing and although you may chose not to change, It is a normal process of nature. The leaves will fall of the tree even if they love to be tied to the tree. Pruning is not a bad thing actually it helps a plant to bear more fruits if it is done properly.

If I tell you that things will change, if you take 30 minutes every day to do some of this things that i am about to share with you, will you do it. After all, you do not have nothing to loose, but a lot to gain.

It takes around 90 days to create a new habit. Yes, I know, you have heard that in 21 days, but it is well known that because every habit is rooted in an internal belief, when you reach the first 21 days, you have not had enough time to change it. The same with a 60 days time frame, most people after 60 days will go back to the old pattern if they had not change the root of the belief.

Then, I challenge you for the next 90 days to take 30 minutes a day, and follow this tip:

  1. During the First 30 days: you will get a notebook and write down what is that you want to change, then I want you to look back at your family tree and find out who in your family suffer from the same. I think is not going to be hard to see that your parents will be the first one to come into the picture. It is OK, we all tried to do the best with what we have. Write down how it makes you feel and etc. Validate the feelings and emotions. During the process, you can do an activity that will benefit you: like joining a gym, start walking your dog, going to the park, reading, quality time alone, etc.
  2. Now, during your 30-60 days, you will fous on where you want to be, we should have dealt with the past at this point, and you must have a sense of relief at this point. Here is important, you will begin to built a new belief system, like, I can loose weight and I am doing a 30 minutes exercise each day to achieve my goal of loosing 1 lbs a week; or i am on the process of being free of debt because i am paying them off by following a financial plan. You will continue to feed your mind and body with healthy things, not things that will bring you down to where you were, but to the new place.
  3. Now you are in the last 30 days. Here you will see that you have come a long way, but you have not arrive yet, however, you know that you can do it. Of course, if you have a huge debt, it was not going to go away, but you created a plan to work your way through and you have taken control of the bad habit. Continue to take 30 minutes a day to write on your journal, but now about all the things that you have accomplished. I called this a FAITH BANK, when you feel you can not do it, all you need to do is read your last post and see what you had accomplished, which will lift you up and give you HOPE which will built your FAITH and motivate you to continue.

The biggest tip, is to take responsibility for where you are, become accountable for you, and love on yourself. Listen, I do not care where you come from, what have you done or else. You were created for good purpose, your life has an incredible value, you are love by the creator because HE created you and knitted you together in your mother's womb; you are not a disgrace, you are a beacon of light that can bring hope to others. You have a destiny and a future!

The current market situation with the flood of homes in foreclosures creates a great distress to potential Tenants. I am sure that you have heard this story before : " John is moving with his family to Miami from another state, He look at some home, and found a home that was in the market for rent by owner. The owner offered him a great deal on the rent, and John felt like he really got a great deal. Little that John knew, after moving in and having his family settle. On that Thursday afternoon, somebody is knocking at the door, and for his surprise was the sheriff with the package from the court that the house is in foreclosure. Yes, John closed the door and in complete unbelief, called the owner, and the owner shared with him that he is trying to solve the situation, but in the meantime, John must pay his rent on time or he will be in default."

Also, the 2010 Dodd-Frank Wall Street Reform and Consumer Protection Act (Dodd-Frank Act) clarified what does NOTICE OF FORECLOSURE means.

You see, the truth is that we do not have to be a victim of circumstances. We can get inform, understand the market, and plan for a better future. Opportunities are always knocking at our doors, but sometimes we do not recognize it.

I know what you are thinking, what will it matter if the credit is already bad. That's a wrong believe. You can restructure everything within a short period of time, and find yourself in the position of purchasing a new home again, but now you have learn and that is priceless. Now, if you allow your home to go into foreclosure, the negative mark in your credit is going to be there for some years.

One essential key that every buyer and seller should have is the understanding where the market is moving because it will help you make better decisions.
