The City of Watertown, Wisconsin straddles both Jefferson and Dodge Counties in southeastern Wisconsin. Most of the city's population is in Jefferson County. Division Street, several blocks north of downtown, is built on the county line. The Rock River flows through Watertown in a horseshoe bend before heading south and west on its way to the Mississippi River. The city originally developed inside the horseshoe, though it has long since grown beyond. Silver Creek adjoins the river in the city, as does a short creek on the west side. The most notable geographical feature is a high density of drumlins, long hills formed by the glaciers of the Wisconsin glaciation period as they retreated northwards. As a result, all hills in the area are elongated in the north-south direction. .

Watertown was first settled by Timothy Johnson, who built a cabin on the west side of the river in 1836. A town was settled to utilize the power of the Rock River, which falls 20 feet in just two miles. In contrast, the Rock River falls only 34 feet in the 58 miles upstream from Watertown. The waterpower was first used for sawmills, and later prompted the construction of two hydroelectric dams, one downtown (where the river flows south) and one on the eastern edge of the city (where the river flows north). The Watertown economy remains heavily reliant on light industry.

In 1853, a plank road was completed from Milwaukee to Watertown. After plank roads were no longer used, the route was replaced by highway (Wisconsin Highway 16) and railroad. However, a street named "Watertown Plank Road" survives in Milwaukee. The road is referenced by the "Plank Road Brewery" family of beers, including Icehouse beer, produced by Miller Brewing Company in Milwaukee.

Today, Watertown's population is over 23,131 and the city has been home to several famous or influential Americans in the distant, as well as more recent, past. Watertown's favorite sons and daughters include Margarethe Schurz, who founded the first American kindergarten in 1856 (the building that housed this kindergarten is now located on the grounds of the Octagon House Museum in Watertown) and journalist R. D. Blumenfeld, editor of the British Daily Express. Dan Brandenstein, former NASA astronaut and veteran of four space shuttle flights; Joseph E. Davies, the second Ambassador to represent the United States in the Soviet Union; and former Major Leage Baseball first baseman Fred Merkle, who played 16 years in the Major Leagues in the early twentieth century, also hail from Watertown, Wisconsin.

Of course, a name like Watertown may conjure up a myriad of images focused on - what else? - water!. And that is certainly the case here. Throughout the city, it's common to see Watertowners of all ages fishing, swimming, sailing or relaxing on gently floating air tubes of all shapes and sizes. Others might canoe, paddleboat or ski behind a flying motorboat. During those cold Wisconsin winters, water enthusiasts like to take to the ice where boats were floating, racing or sailing just weeks before.

The gently rolling green hills emblematic of the entire State of Wisconsin invite golfers of all levels of expertise. Novices and top amateurs, alike, have their choice between two challenging 18-hole courses in Watertown. Watertown Country Club is a private club located on Silver Creek and includes a dining/banquet facility while Windwood is a public course complete with restaurant and dining/banquet facilities located just east of the city in the rolling hills of the Wisconsin countryside.

Those who come to Watertown, Wisconsin sense community spirit all around town. For generations, Watertown residents have tended to the little things that make life great. They planned well for the future - as is evidenced in Watertown's commercial, worship and public buildings. As newcomers drive through the community, they notice pride in ownership in Watertown's homeowners, business owners and entrepreneurs. Neighborhood watch groups get to know each other and strive to maintain a peaceful and friendly relationship.

Get Ready for the Long, Hot Summer: Maintenance Tips for Your Air Conditioner

Summer is here, and along with it the hot temperatures that make our air conditioning systems blow at full blast.

Regular maintenance can help extend the life of your central air conditioning system. "An air conditioner is like any other machine-it requires some basic maintenance to keep it functioning properly," says Nicole Ritchie, a spokeswoman for American Home Shield, a provider of home warranties. "Unfortunately, many people don't think about their air conditioner until that first hot day."

Here are some tips for maintaining your system:

  • Check your air filter monthly, and clean or replace it as necessary. Changing your filter regularly helps keep dust from collecting on the evaporator coil and can also cut energy usage by 5 to 15 percent, according to the Air-Conditioning, Heating, and Refrigeration Institute.
  • Trim shrubs and plants near the condensing unit so it has adequate air circulation. Clear grass clippings and other debris from the area.
  • Clean the condenser periodically by spraying it with water.
  • Consider planting trees to provide shade to the condenser. A unit operating in the shade uses as much as 10% less electricity than the same one operating in the sun, according to the U.S. Department of Energy.
  • Keep the vents in your home clear and unobstructed furniture to allow for maximum air flow.
  • Have your system "tuned up" annually, at least a month before the cooling season starts.

Remember, if the worst happens, and you need to replace your air conditioning system, there's some good news too: You may be eligible for a tax credit of up to $1,500 for a central air system through the end of this year.

To learn more about the maintaining your AC or other systems in your home, or for a referral to a qualified contractor, give our CENTURY 21 office a call today.

How to Make Your Move Easier on Your Pet

Moving is one of life's most stressful events. But it doesn't just frazzle your family-Fido and Fluffy get stressed out by moving too.

"Moving is a very stressful time for people, and they should be aware that the same is true for their animal companions," says Jodi Ziskin, a holistic nutrition and wellness consultant for animals. "It's important to offer special attention and reassurance during these times of transition."

What can you do to help your pet through a move?

  • Don't rush. Take your time packing and getting ready. Try to avoid the last-minute panic that often accompanies a move. Your animals sense your own stress, so stay calm.
  • Avoid change. Keep your pet on its regular feeding and walking schedule for as long as possible.
  • Create a safe place. If your dog or cat will need to be in a carrier, get him used to it beforehand. And if using a carrier on the road, make frequent stops to give pets potty and exercise breaks.
  • Get pets familiar with their new location. If you're not moving far, introduce dogs and cats to their new location before the move. You can even take your dog for a walk around his new neighborhood so he can get used to the scents.
  • Check with your veterinarian. For some pets, a mild sedative might be necessary to ease the stress of travel.

More Evidence That the Housing Market May Be Recovering

On May 3, PMI Mortgage Insurance Co., a provider of residential mortgage insurance, released its second quarter U.S. Market Risk Index.

The Index uses economic data--home price appreciation, employment, affordability, excess housing supply, interest rates and foreclosures-to determine the risk of price declines in the nation's MSAs (metropolitan areas). These risk scores indicate the probability whether home prices in a given MSA will be lower at the end of the next two years.

According to PMI, the Index shows fresh evidence of a greater probability of a recovering national housing market-and the likely prospect of higher housing prices in many markets in two years.

Key findings include:

· Of the nation's 384 MSAs, 356 had a declining Risk Score, meaning the projected risk of prices falling is reduced.

· The number of MSAs with a Risk Score of less than 50--suggesting better than even odds of higher housing prices in certain markets in two years--increased 26.5%.

· The 10 most improved MSAs (where the risk of price declines is now lower) are Columbus, Ohio; Pittsburgh, Pa.; Memphis, Tenn.; Charlotte, N.C.; St. Louis, Mo.; San Antonio, Texas; Kansas City, Mo.; Nashville, Tenn.; Chicago-Naperville, Ill.; and Indianapolis, Ind.

• The 10 least improved MSAs (where future price declines are expected) are Phoenix-Scottsdale, Ariz.; Santa Ana-Irvine, Calif.; Orlando-Kissimmee, Fla.; Jacksonville, Fla.; Los Angeles-Long Beach, Calif.; Tampa-St. Petersburg, Fla.; Riverside-San Bernardino, Calif.; Las Vegas, Nev.; Fort Lauderdale, Fla.; and Miami-Miami Beach, Fla.

If you're considering buying a home in one of the most-improved MSAs, now is a good time to act, as prices may be on the upswing, according to the Index.

To learn more about the PMI Index and prices in your area, give our CENTURY 21 office a call today.

It's that time of year again. Spring is a time for fresh ideas, new beginnings--and thoughts of home remodeling. If you're thinking about remodeling your home this summer, now is a good time to start planning. Finding the right design, choosing a professional contractor and securing any necessary funding can often take months.

Here are some tips from the National Association of the Remodeling Industry for homeowners planning a remodel:

· Plan carefully. With the right remodeling project, you can not only update your home but also customize your living space for a lot less than the cost of a new home. Some remodeling projects also add value to your home-value that you may recapture when you sell.

· Inspect your property. Now that winter is over, are there any repairs that are needed? Determine what improvements you'd like to make-and don't forget about planning for your future needs.

· Review your homeowner's insurance policy. Contact your agent to make any necessary adjustments for the added value of the work completed.

• Although most homeowners can often handle routine maintenance and minor projects, consult a qualified licensed contractor for larger remodeling jobs or changes to the home's structure.

Job Searches Showing Signs of Improvement in 2010, Survey Says
