Selling a house these days is really about price. Location and condition are still important but it's price that will get your home sold!
The past several years we have experienced falling home prices, some stabilization and even some modest improvements. However, inventory in many areas is just too high.
Gone are the old days when you could price your home above market and value and expect an offer to come in and somewhere meet in the middle. This just doesn't work in todays economy. You don't want to be chasing the market. People need to be realistic and price at or below market value. When competiton is fierce, then pricing below the market is good idea. You will perhaps have multiple offers then driving the price of your home up.
When it comes to location and condition you can not change the location. If it is bad, the condition needs to be excellent and pricing needs to be aggressive. If your location is excellent your condition and price srill need to be very good.
Your house should have a great curb appeal. The front of your house is the first thing a buyer sees. Make sure it is clean and inviting. Declutter and depersonalize, you want the buyer to be looking at your house not you. Clean your windows and shine your floors. There are many buyers out there make sure your home is at the top of thier list!
