As A Realtor...What are your "issues" with loan officers
What are some issues or problems you have with you current mortgage lender? I would like to hear from you! Do they promise more than they can give? Do they promise on time closing dates and are not able to follow through? Are they annoying? Do they communicate well? You tell me, what are your issues???
The reason for my asking is this...I want to expand my realtor base. I need to know what the problems are so that I can be the one to fix them :) I love my job and I want to help realtor love theirs as well. I want to be the one to take the headache away from the Realtor. I need your help!
Thanks,

January 1, 2010
Are you aware that HUD has guideline changes coming January 1, 2010? Well, they do. As for Realtors this will propably not affect you as much as the lenders and the title companies. What are the changes you ask? Well to start, the 1 page Good Faith Estimate will now be 3 pages. Second, the final HUD (Settlement Statement) which is now 2 pages will also be 3 pages. Mortgage Brokers will now have to disclose their YSP (Yeild Spread Premium.) Tolerance limits, basically the lender must be fairly exact in the charges and fees on the Good Faith Estimate or we (the lenders) will have to pay the difference.
January 1, 2010 will be a new era in the mortgage industry. HUD has been trying to make changes for years. This is planned to be rolled out January. There is a possibility it will be postponed, unlikely but possible none the less.
Here is the new Good Faith: http://www.hud.gov/content/releases/goodfaithestimate.pdf
Here is the new HUD: http://www.hud.gov/content/releases/hud-1.pdf
Complete guidelines: http://www.hud.gov/offices/hsg/ramh/res/resparulefaqs.pdf
Be patient as we implement these changes at the beginning of the year:)

NOLENSVILLE, TN

I live in a small town in Tennessee. Nolensville, TN My family has lived in Nolensville for about 50-60 years. My parents divorced and I grew up in Columbia, TN. I met my husband and we bought our second home in Nolensville, TN 8 years ago. I feel that Nolensville is my home and where I want to raise my kids. We are still small enough that there is no red light in the town. But we are getting bigger by the day! I have mixed feelings about this...this is my small little hometown, I don't want to see it grow to be huge. On the other hand, I want businesses to flourish. It has been said that our town will double is size in the next few years...I can say that I am not happy about that... The land is beautiful and I don't want to see a lot MORE houses built in the quaint little community.
We had our annual Broken Wheel Festival a week and a half ago. I ran into a lady by the name of Lynda Moses. I remembered Lynda from when I was a small child. My mom and my nanny painted cyramics with Mrs. Lynda. We started talking and she informed me of a website for Nolensville, TN.
If you belong to the community or are looking to live in the community, check out the website. I will tell you that in my "OPINION" you must have a great attitude and a positive personality to live here. Everyone I meet in Nolensville, TN are great people!

BUY A HUD HOME FOR $100 DOWN
Did you know that you can get in a home with $100 down. You can buy a HUD home for $100 down. If you buy a HUD home and you get an FHA loan, you put down as little as $100. You will also not have to pay for an appraisal. If you are looking for a house look at the FHA forclosures (HUD Homes) first.
You can search for HUD homes at www.pyramidrealestate.com . Call me today if you have further questions!
