Who is your THDA expert? I am....Guaranty Trust is the #2 lender for THDA in Tennessee. Are you familiar with THDA the Tennessee Housing Development Agency? Well, let me tell you a little about them. THDA is a non profit organization the help low to moderate income home buyers. There are 3 different programs to choose from: Great Rate, this is just that...a great rate. As of January 1, 2010 this rate will be 4.98%. Second, Great Save, THDA will grant 2% of the sales price for down payment and closing costs. The rate for the Great Save is 5.28%. They will grant up to 4% for down payment and closing cost....your heard me correctly. They GRANT the money. This terrific program is Great Advantage, the rate for this program is 5.58% Your client will have to qualify.

I was in a training class not to long ago that compared Mortgage lenders to used car salesmen and the study showed used car salesmen were more creditable than mortgage lenders. REALLY?...this is so sad.
Well, I want to be AM the EXCEPTION! I want to be AM the loan officer that returns phone calls, does not charge outrageous fees, informs the home buyer, has integrity, is honest, has great communication skills and loves her job. Is this so much to ask? When I go to McDonalds I want the cashier to be polite, friendly and care about ME! I want my clients to feel the same way. I want to be their friend. I am helping them make their American Dream come true. I would be lying if I told you that it is not about the money, BUT it is about the client first...because if the client is not happy the money will not be there.

As A Realtor...What are your "issues" with loan officers
What are some issues or problems you have with you current mortgage lender? I would like to hear from you! Do they promise more than they can give? Do they promise on time closing dates and are not able to follow through? Are they annoying? Do they communicate well? You tell me, what are your issues???
The reason for my asking is this...I want to expand my realtor base. I need to know what the problems are so that I can be the one to fix them :) I love my job and I want to help realtor love theirs as well. I want to be the one to take the headache away from the Realtor. I need your help!

Are you aware that HUD has guideline changes coming January 1, 2010? Well, they do. As for Realtors this will propably not affect you as much as the lenders and the title companies. What are the changes you ask? Well to start, the 1 page Good Faith Estimate will now be 3 pages. Second, the final HUD (Settlement Statement) which is now 2 pages will also be 3 pages. Mortgage Brokers will now have to disclose their YSP (Yeild Spread Premium.) Tolerance limits, basically the lender must be fairly exact in the charges and fees on the Good Faith Estimate or we (the lenders) will have to pay the difference.
January 1, 2010 will be a new era in the mortgage industry. HUD has been trying to make changes for years. This is planned to be rolled out January. There is a possibility it will be postponed, unlikely but possible none the less.
