Buyer's Do's and Don'ts of Closing

I recieve at the very least on a weekly basis great information from one of my mortgage guys. He never fails to get back to you, he answers emails quickly and he sends me great info. I thought I would share this with you all. I read it and thought well duh..but then had to rethink my snap comment. How many times have we been almost to even up to the day of closing and we have a buyer do one of the don't or they forgot one of the do's now I have to say I usually do a lot of the do's for my clients just to head off problems but you can't always control the don'ts. I know each area is different but maybe print this off or adjust it for your area it is a nice little handout (on top of the one I am sure their mortgage person has given them) to give your buyers. So thank you Mark for all you do! Sometimes we all need a reminder of the "well duh's" in our industry. ;)

DO the following actions to ensure a smooth mortgage transaction:

DO bring a cashier's check made payable to the title company for the amount of your closing costs.

DO alert us if your salary or other compensation changes from what is documented on your loan application.

DO notify us if your address changes from what appears on your original loan application. We will complete rental and mortgage verifcation for all of your residences within the last two years.

DOacquire homeowner's insurance with minimum coverage equal to the amount of your total loan or the replacementvalue of the house.

DO share the agent's name and phone number with your Loan Offcer at least 10 days
prior to closing.

DO keep documentation on any large and signifcant deposits into your bank accounts. This type of "paper trail" is compiled of copies of all paperwork necessary to prove a financial transaction: copies of all checks, deposit slips, loan paperwork, forms to liquidate assets, etc.

DO report if you transfer funds from one account to another. Provide records on such transactions.

DO verify that you have a clear termite inspection on the property. If the termite report is not clear, provide a receipt for treatment that shows the chemicals and the amount used for treatment.

DON'T do the following actions and you will ensure a smooth mortgage transaction:

DON'T acquire any additional lines of credit or make any large purchases on existing credit without first consulting your Loan Officer. As examples, purchasing a car or buying major appliances for your new home will negatively change your debt-to-income ratios.

DON'T change jobs without consulting us. A change in compensation could afect your ability to qualify. Borrowers must have a two-year history of bonuses and/or commissions to be counted as income. As a quality control check, lenders may verify employment on the day of closing.

DON'T co-sign with anyone to obtain a line of credit or make a purchase. The payment will show up on your credit report as an additional debt.

DON'T negotiate your contract with an allowance and expect to get money back at closing. An allowance can be used to pay closing costs and/or prepaids.

I am going to add: The following do's and don'ts will also prevent your Realtor from having a coronary!

FALL IS HERE? or IS IT?

Living is central Texas is wonderful. One day you are at 105 degrees the next 85! Today is one of those 85 degree days. Everyone is smiling and happy! We have a great breeze blowing. All in all just wonderful in everyway. Now to be honest with you we do know that in the next few days we will be back up to at least the high 90's but today we can bask in the moderate temperatures....and what makes it even better! FOOTBALL!!! Yes one of the most exciting parts of the kids going back to school. The best part is I have my 7:30 mornings back so I can have coffee and answer my emails etc. without a mom I need...yes I had the college kids home this summer they are just as bad. LOL So let me block out my evenings from Thursday to Tuesday... Middle school, high school, college and pro football. Yes we are fans. Go Mustangs, Eagles, Aggies and Cowboys!!!!!!!! Game day shirts, check, snacks, check, tickets check check., parking passes, in my purse............We are ready for some football!!!!!!!!!!! My active rain buddies what ever you do this weekend have a great time! I know I will!

Homepath Financing? Anyone? Anyone?

Does anyone know anything about Fannie Mae homepath financing? I have an investor who is interested in a fourplex. It is illigable for homepath financing. I went to Fannie Mae's site and pulled the lenders from Texas. The problem is I can't seem to find a lender who is knowledgeable on this. To be fair I have only called 2. I am tempted to just call down the list. I have talked to the Realtor who has the property listed for Fannie Mae. She doesn't know anything about homepath financing either. So I decided to go where any good Realtor would go. Acitve Ran!

FT Hood What a great place to live!

I can't help it. I love this part of Texas. I grew up in Killeen, TX and fell asleep with the sounds of Howitzers firing. Nothing like having your house shake. LOL Ii loved this area so much that after my husband got out of the Army and changed jobs in Texas we moved back. It has been a wonderful ride. I feel this is the best area to be a Realtor. The world comes to me. I get to meet great people every day from different part of our country and the world. The best part of all is I get to introduce them to my part of the country. Some of my funniest stories are where clients tell me "I surprised my friends when I cut throught town to get ____, I told them my Realtor showed me this short cut" or "I told my first sgt really my Realtor is good, she told me I needed to have enough money left over to eat pizza and have a good time too" We are an hour from Austin and Waco. Just a few hours more hours to Dallas, San Antonio and Houston. My advise to all my clients is get out and and start driving. This is a great place to live and a great place to raise your family. Maybe that is why so many military folks retire here. Remember to come by and see me if your in town. Have a great weekend.

Rain Rain Go Away?

I would really like to say rain rain go away...but this is Texas, we'll take every drop we can get. To all the folks in other states and some in the great state of Texas it really does rain in July...occasionally. So as I look out my office window, wondering if my truck will get stuck in the mud when I show land tomorrow, I have to smile. I will enjoy the cooler temperatures and I may just splash a mud puddle because I know 100+ degrees is just around the corner!
