Scott & Miriam Huther had me inspect their home about 11 months after they bought it (new construction). They had a 1 year builder's warranty. Troy and Sara had me inspect their home about 10 months after they bought it (new construction). They, too, had a 1 year builder's warranty. The seller agreed to repair anything a licensed home inspector called out on the report. And boy, did I ever find things, like the gap between an outside wall and the roof, the downspout that created a lake right by the front door, up against the basement wall -- water problems galore! Sara said, "I took the contractor's representative up into the attic to see where the light was coming through. He didn't think there was a problem until I showed it to him, and explained what you had told me." That would have been a very costly fix several years from now.
Ross told me the cost of the inspection was the best money he ever spent. He was under contract to purchase a home. But, after the inspection, he realized the home was not suitable for him. Later, he found another home, which he hired me to inspect. That second home was suitable for him.
These are things I've come to expect, and expect that everyone else does, too. But, I've learned that is not always the case.
