Snow is coming! Snow is coming!!!

Why would anyone care in many part of the country many people are sick and tired of snow already. I live in Arizona and more specifically in city of Goodyear which as far as I remember only had snow once in its natural form. As part of Holiday celebration there are number of events planned for Estrella Master Planned Community in city of Goodyear. To start off holiday season there is a special event scheduled for Saturday December 4th from 3 to 6 PM.
There will be official tree lighting ceremony. You will be able to meet Santa. There will be hot chocolate and cookies all around. But most importantly organizers guarantee there will be snow. So come on over and enjoy that white stuff without worry about taking out your shovels.

If you are in Phoenix area on December 7th, and you are serious about photography consider coming to training on photography lighting offered by one of the best training company in photography KelbyTraining. There are many blog posts on Active Rain that tell you that you should not use on camera flash for taking your listing photos. Those post also tell you that its better to take pictures without flash but hen you do there are dark spots in your images. How do you fix it, with off camera flash. This seminar most likely will not teach of how to take better real estate pictures but it will show technics that can be applied to taking better interior photos.

The federally funded Neighborhood Stabilization Program (NSP) enables eligible applicants to realize homeownership in Phoenix by providing monetary incentives to assist with down payment, closing costs and home improvement.

The three NSP assistance programs are: 

1. Purchasing foreclosed homes anywhere within the city of Phoenix limits

The NSP Homeownership Assistance Program provides a $15,000 loan for down payment and closing costs assistance to eligible buyers of foreclosed homes anywhere in the city od Phoenix (while funds last).

Buyers must live in their newly purchased homes as their primary residences; investors are not eligible.

The homebuyer pays back the full amount of the interest-free loan to the city when the home is sold or refinanced.

The Homeownership Assistance Program targets foreclosed single-family homes, townhomes and condominiums (condo conversions are not eligible) that meet U.S. Department of Housing and Urban Development (HUD) Housing Quality Standards.

This program is for down payment and closing costs assistance only and cannot be used to fund home improvements or repairs.

2. Purchasing foreclosed homes needing repair in specific Phoenix ZIP codes

The Home Improvement Program (HIP) provides eligible buyers up to $55,000 in NSP funding to assist with down payment, closing costs, and to make necessary repairs/improvements to a foreclosed home. This program is available to buyers who select a foreclosed home in specific ZIP codes. A breakdown of the $55,000 loan is as follows:

• $15,000 is an interest-free loan and is due when the owner sells the home, refinances or no longer occupies the residence.  
• Up to $40,000 is an interest-free loan to address home improvement/repairs to the foreclosed home and will be forgiven over a 15-year period.

As an added benefit to buyers participating in this program, participants are paired with an experienced NSP community-based contractor to provide oversight of the home improvement project. The contractor will outline the needed repairs/improvements and will coordinate and co-manage the construction project alongside the buyer. 

The improvements/repairs will address health and safety issues, add curb appeal and energy efficiency features to the home.

3. Purchase homes that have been newly renovated by program partners, in established Phoenix neighborhoods

The NSP Move-in Ready Program offers buyers a practical option in their pursuit of a home. These newly improved foreclosed homes meet the HUD Housing Quality Standards, offer energy efficient features and enhanced curb appeal.

Buyers considering this option must meet the criteria of the NSP Homeownership Assistance Program. This consists of a $15,000 loan to assist with down payment and closing costs to purchase the "Move-in Ready" home. 

This interest-free loan from the city is due and payable when the homeowner sells the home, refinances or no longer occupies the residence.  

Homebuyer Qualifications

 

All activities funded by NSP must benefit low- to moderate-income persons whose incomes do not exceed 120 percent of the area's median income (AMI).

For eample a household of four can make $79,900 or less and still qualify.

Other eligibility criteria for the homebuyer includes:

• • Contribute 50% of the required down payment or a minimum of $1,000 (whichever is greater) from personal funds
  • Cannot be on the title of any residential property
  • Must be a legal U.S. resident

Requirements for the property include:

• • Chosen home must be located within city of Phoenix boundaries
  • Foreclosed and has changed title
  • Must pass a Housing Quality Standards (HQS) inspection before close of escrow or at the completion of any rehabilitation activities
  • Lead-based paint inspection required for homes built before January 1978

Cost-related requirements:

• • 31 percent / 43 percent first mortgage ratio (aligned with Federal Housing Administration (FHA) standard guidelines)
  • 15- to 30-year fixed rate, fully amortizing mortgage terms
  • Purchase price cannot exceed 99 percent of the “as is” appraised value of the property as determined by an appraisal conducted within 60 days prior to closing

Royal Air Force Cadet Memorial: 10:30 a.m. The Commemorative Air Force Arizona Wing is conducting a memorial for 23 British cadets who died during World War II while training at No. 4 British Flying Training School, now Falcon Field, in Mesa. Among those attending are representatives of Her Majesty Queen Elizabeth II, the Royal Air Force, the Daughters of the British Empire, the New Caledonian Pipe Band and dignitaries from both the British government and the city of Mesa.
