Recognized as one of the National Association of Realtors designations, Donovan adds the e-Pro designation to her Accredited Buyer's Representative and Senior Real Estate Specialist designations.

Mount Pleasant SC Real Estate On the Rebound as Indicated by Commercial Development
Mount Pleasant Real Estate has all indicators to it that it will be the first market in the Charleston SC Metro Area to lead the way to better times in the Real Estate Market. Residential sales are increasing in the area as inventory declines and the construction of a new commercial retail center Anchored by Harris Teeter in underway in the middle of Mount Pleasant.

By Ashley Fletcher Frampton Charleston Regional Business Journal Construction has begun on a new shopping center in Mount Pleasant that will be anchored by a Harris Teeter grocery store, the developer said. Six Mile Marketplace, at the intersection of U.S. Highway 17 and Six Mile Road, will eventually include 99,000 square feet of retail space, according to developer Gary Shahid. Construction began last week on the project's first phase, which totals about 71,000 square feet, he said. That portion is scheduled to be built by August 2010. So far, Harris Teeter is the only confirmed tenant, Shahid said. The store will occupy 53,000 square feet. Shahid said that the recession hasn't slowed the first phase but that the remainder of the project will unfold as the economy recovers. Moving ahead now will give the project an edge when that happens, he said. "The way that we look at it is that this is a great time to be doing construction because we're going to be positioned to take advantage of the economy when it does rebound," Shahid said. "Where other projects will take a considerable amount of time to get started, we'll be way ahead of them." The project site totals about 12 acres, according to The Beach Co., which brokered the land assembly. Four parcels were combined, including a former mobile home site. Mobile home residents were relocated, Shahid said. A small strip shopping center already sits at the front of the site, Shahid said. Existing tenants are a Lord & Evans Paints store and a gas station. Six Mile Marketplace is in the path of two major road projects. Hungryneck Boulevard is to be extended from the Isle of Palms Connector to Six Mile Road. Also, U.S. 17 is slated to be widened between the Isle of Palms Connector and Wando High School. Shahid said the road projects are critical to his development. |

Sullivan's Island residents have spoken and the SC Department of Transportation respected their wishes: No new modern bridge to replace the Ben Sawyer. The current design they love, but just want it to be safer.
Construction will begin next week to improve the existing bridge which was originally built in 1945 to connect Mount Pleasant and Sullivan's Island. The contractor, PCL Civil Constructors of Tampa, Florida, will be replacing the bridge approaches as well as the swing span that opens for boat traffic to navigate through. Trestles will be constructed on both sides of the bridge approaches as well as a foundation upon which to slide off the old approaches. The sidewalk on the Charleston side will be widened from 2.5 feet to 5.5 feet, and the car lanes will increase to 14 feet from 12 feet. The bridge tender's house will increase in size slightly.
The new swing span will be topped with a truss that will be built at the old Navy base and shipped in by barge. The bridge will close for approximately a week in November while the approaches and new swing span are put in place.
Four years ago engineers reduced the gross weight of vehicle access from 30 to 20 tons after an inspection uncovered significant deterioration of stringers and floor beams. Many locals remember the bridge truss left pointing skyward at a 45 degree angle, compliments of Hurricane Hugo in September of 1989.
The 124 foot long bridge is slated to be completed in May of 2010, at a cost of $31.5 million.
