The old raquetball courts are being transformed into 2 3500 SF condos featuring 3 bedrooms and 3.5 bathrooms, 20 ft. ceilings in the living area and lots of windows. You can see the windows from Bostwick Avenue as they were recently cut in. Hope that is enough - we are terribly excited that finish trades are in the building and starting to work on that aspect of the units."

The Fitzgerald Condos offer 1, 2, 3 bedrooms with pricing starting at $250k. Condos start from 800 sq/ft and up. Association dues are $0.35/sq/ft and that covers the usual amentities but also includes reserved DEEDED parking, luxurious paneled common area and lounge, rooftop retreat with scenic walkways, fountains, gas grill and custom spa. With GVSU, Davenport University, Cooley Law School, and all of the other schools and businesses bringing people downtown, I thought I would put together a list of affordable downtown condos under ~$160k. There are several cool spaces within a few minutes walk to the downtown core and present a good opportunity to own instead of paying rent. If you're working downtown or attending school, why not live there?
AVENUE 23 CONDOS
Avenue 23 condos at the corner of Fulton and College are 1 bedroom condos with over 500 sq/ft for under $107k. Association fees are ~$150/mo and these condos come complete with bamboo floors, stainless appliances, granite countertops, cool lighting, patio, parking and LOCATION!
47 LAFAYETTE CONDOS
47 Lafayette condos are located just north of Fulton on Lafayette in the Heritage Hill Historic district. These condos are "rare" 2 bedroom/1 bath condos for under $150k with ~750 sq/ft living space. Upgrades are available as is parking and secure entry. 2 bedrooms can be owned for under $150k with association dues in the $300/mo range. The Hillmount is located at the corner of College and Cherry and is about a 15-20 minute walk into the heart of downtown Grand Rapids. Several of these condos have been reserved/purchased in the last couple of weeks and in my opinion are a great investment looking forward at our market. Did I mention LOCATION!!!

BRICKWAY CONDOS
The Brickway condos are another development with a great location at 56 Monroe Center between Ionia and Division in the heart of Grand Rapids' entertainment district. Shops and boutiques, grocery store, museums and coffee shops surround Brickway condos. The sidewalk out front is heated for convenience during the winter months. Parking must be purchased separately and will cost ~120/mo but the ramp is less than a minute's walk from the building. Brickway offers 1 bedroom spaces with ~800 sq/ft for under $160k. I've worked with this developer in the past for my clients and can definitely vouch for their creativity and passion for building unique downtown condos. LOCATION HERE!!!!
BOARDWALK CONDOS
Boardwalk condos are a very cool community about 1 mile north of the downtown core located at 940 Monroe NW. This building is fully loaded with amenities including J.D Reardon's, Endurance Fitness Center, salon, pool/hot tub, secure covered parking, tall ceilings with the original exposed wood beams, laundry hookups in each unit as well as a laundromat onsite. Boardwalk condos have the added bonus of being right across the street from the Grand River which boasts great salmon fishing near the fish ladders. Monthly association fees are $200 and up and 1 bedrooms with ~600 sq/ft can be purchased for $125k.

Park for free at three different locations and ride the buses. One comes along every twenty minutes, so the wait won't be long. Volunteers will be on hand to answer any questions you may have about downtown living, point out some of Grand Rapids' cool attractions and give directions.. etc.
The cost is $10 and the wristband can be purchased at your first condo stop. Checks payable to the Dwelling Place are accepted.
I took the tour in 2005 and learned alot about downtown. It makes for an enjoyable afternoon and I definitely recommend taking the tour.
