Selling-est or Service ??

Recently, I've been advertising in my local penny saver. I feel it's a great way to consistently get my name out in my community of Ronkonkoma,( Suffolk County Long Island.) It's a form of advertising that can be targeted to specific areas quickly and inexpensively.

In this same publication there's one particular agent who advertises that she is the "Top selling-est Agent" in my community 2008,2007,2006,2005,2004,2003! and so,and so....and so on....(you get the picture.)

My question to Consumers out there is,..Do you really care? who is the selling-est ?

.....Or do you just care that "your home" will be personally serviced with the Guarantee of GETTING THE JOB DONE.

If Getting the Job Done appeals to you,....then choosing the right REALTOR® is very important ! ... in choosing the right REALTOR® IT'S A SLAM DUNK.... THE JOB GETS DONE.

In this market where the inventory is flooded and "new agents" arrive every day. All REALTORs® are not created equal. "make the right choice for your life." The Selling-est may not yield the personalized service you deserve and expect, neither is it in the "how many". It is: ...in the "How may I serve you" .

Finally some "Good News"

Recently at an industry seminar the focus was on how the media negatively portrays today's Housing Market. By using terms like: "Meltdown" and "Crisis", consumer confidence declines.

The Media only reports the Bad news. They'll tell you the unemployment rate is rising,.....dispite the fact many Americans are still working "Making Money", eating at restuarants and even Buying/Selling R.E.

In fact, while 3.3% of homes in the United States are in foreclosure, 96.7% are in good standing. (The Media never talks about the GOOD STANDINGS. (Any Good Standings,...not newsworthy)

It's no wonder any prospective Home Buyer would even want "to buy",.... when these Media Mongers are painting a picture that is not really telling all of the facts.

FACTS:Media Mongers

1. Fact: When Mortgage rates fall to an all time low, Home affordability surges.

2. Fact: 96.7% of homes are not in Foreclosure.

3. Fact: Homes are affordable - Mortgage rates are at historically all time lows.

4. Fact: Financing is still available to qualified buyers. There are many lending programs to fit the needs of a qualified buyer.

The take away, - To be sucessful in Today's Market consumers must hear the "Good News", too !! The "Facts and nothing but the Facts." Don't always buy into the negativity.

Remember, making informed decisions in a Market that is over flowing with inventory can work to your advantage !!

Looking forward to Spring and the Vibrance of Color to Re-Charge

Lately, in my neck of the woods in beautiful Suffolk County Long Island,(Ronkonkoma) the weather has been very "IF-ee" ( that's slang for very strange) In one week we've had a snow storm on a Monday and by the end of the week on Saturday we had a high of 78 and sunshine.

If your like me I can't wait for spring to arrive. Besides, my love for Real Estate many of my friends also know that I love Gardening. I'm the type girl who really loves getting my hands dirty, (although, i do where gloves.)

By, the time May rolls around I'm very busy scouring Nurseries all over Suffolk County, looking for those unique colors and varieties that will pop when accompanied together. Once I have most of my plant materials, then it's off to my Compost Facility in my Town. (right by the Ronkonkoma Train Station). Off I go equipped with my "open trailer" and a shovel. You should see the stares I get...cause I can shovel sh_t faster then most. ...I'm a woman on a MISSION. !

....Most weekends,..(when I'm not busy "chauffeuring buyer clients" all around LI...) You can find me happily positioning new plant materials in and around my Gardens.

Some may say.. I'm even a bit psychotic when it comes to my plants... and I am. I am very serious about my babies, but in the end the "Beauty and Serenity" one can get from the "vibrance of color" is amazing! It is an outlet for me when the days are full, a re-charge to a busy life.

I really love Geraniums and Impatients, there are so many varieties and they are very Hardy.

Here are some of my favorite nurseries in Suffolk County LI. - Locust Ave Farms, Locust Ave.,Bohemia, Smithtown, Hitherbrook Nursery on Rte 25A in St. James, BB & GG on 25a in St. James, Blooming Haus, Holtsville, Roslyn Nursery,Dix Hills. (Sorry,...No links available) All are definately worth the look and a shout out !

...."Just some Suggestions to all Homeowners/Sellers... in a Buyers Market" !

Recently, I was lucky enough to attend a Seminar and earn the designation of a CHMS. For those of you that do not know what the Acronymn is the designation stands for Certified Home Marketing Specialist. (Or Home Stager)

As a Realtor,...we all need to have any edge to help clients make better informed decisions, whether (buyer or seller).

In today's "Buyers Market", it's an absolute must to "Stage your Home". Buyers in today's market are probably some of the most savist buyers ever because they live in real time with (www.) where everything is at thier finger tips.

Any Homeowner who lists a house in today's market must be just as savy,...cause "SAVY" ...

Will = A Quick Sale and money in your pocket

Remember ,First Impressions do make a difference,....and lets face it... you never get a second chance to make a first impression !! ( I do love that line)

Staging Do's - Prepare your property to appeal to the Needs of Buyers to make an EMOTIONAL CONNECTION with your home.

1. Unclutter & Organize - Minimize, reduce clutter. (To reveal the true spaciousness of the home)

2. Clean - A sparkling clean home tells Buyers that it's well cared for.

3. Repair - Show there is no work to be done here.

4. Neutralizing - By Neutralizing decor you create an environment where anyone can see themselves living there. (In your home)

The Reality is..."The Bachelor"... has taken a precedence over "Real-it-ty"....at least for today!

Today;... I was going to talk about the importance of developing Buyer Client Relationships in my business as a Certified Buyer Representative. But, for today another topic has taken a very unique precedence. (..I'll save the 1st for a later Post)

...Due to circumstances beyond my control after watching "The Bachelor",. ..Jason; last nite on "Reality TV", I felt compelled to write something about it today...

I think I was just plain discusted with him, ..."The Bachelor" (Jason). Not only did he finally pick a fiance' (Melissa) and do the whole down on bended knee thing. But, he also managed to propose and breakoff all in one nite on national TV.

Now,..I might be way off base, but the whole premise of the show is that by the end of the show you pick the person you want to spend your life with. ( No,...,!! Now I've changed my mind decisions!)

I think,... what we all want to see is the "happy ending",...not the crying "your a bastard." (Although; he did deserve it.) ...and then the happ-i-ness for him and bachelorette #2. No, No, No !! It's antics like this that ruin a show like "The Bachelor" for all of us. We all just want to see the "happy endings"

Tomorrow, ...it's back to "Real-it-ty" ....not Reality TV. (you see it can be very confusing..he,he,he.)
