How I stay up in a down market

Whenever I need a reality check on what my priorities are, I simply have to look into the eyes of my children to realize what is truly important to me. Sure the market could stand to pick up, but as the old saying goes, nobody ever dies wishing they had spent more time at the office.

What is it about a snowfall that makes everything look more charming? Be it ever so humble, there's no place to me like home in my cute little red house - especially with a delicious coat of snowy icing. We got "blessed" with a super duper amount of snow - first white Christmas in many years - I guess all my wishes for a white Christmas got blended into one year!

Can't you just smell the gingerbread baking and see the visions of sugarplums?

Christmas Eve the kids and I went out to go carolling drop cookies and gifts to our neighbors, and couldn't resist this shot! Our next door neighbor has a bobcat and snowplowed our driveway, piling up the excess on the corner by the stopsign - the kids couldn't believe it - this will be my favorite memory this year.

10 Deadly Mistakes Buyers Make

You may have seen variations of this information in publications and other blogs, but I think it's so valuable, I can't help but paraphrase and republish it. Often we overlook the basics, and a little refresher is good for everyone, experienced or newbie.

1. Making an offer on a home without being prequalified. Take the time to speak with a lender before you begin your search to help you determine the actual price range you should be looking in.

2. Not having a home inspection. Trying to save money today could cost you in the long run. A qualified home inspector is trained to detect issues that many buyers can overlook.

3. Limiting your search to open houses, ads or the internet. Many listings in publications or on the net may already be sold or be under offer. By using a Realtor, you gain access to the most up to date information that is unavailable to the general public.

4. Choosing a real estate agent who is not committed to forming a strong business relationship with you. Making a connection with the right Realtor is crucial. You want a professional that is dedicated to meeting your needs before during and long after the sale.

5. Thinking there is only ONE perfect house out there. Buying a home is a process of elimination, not selection. New properties arrive on the market daily, so be open to all possibilities.

6. Not considering long term needs. With an investment of this magnitude - it is of the utmost importance to ask yourself - will this home suit my needs 3-5 years from now?

7. Not examining insurance issues. Purchase adequate insurance and seek the advice of a qualified insurance professional to avoid finding out later that you have inadequate coverage.

8. Not buying a home protection plan. This is essentially a mini insurance plan that covers for one year from the date of the closing. It usually covers basic repairs you may encounter. Talk to your insurance agent to help you find the coverage you need in your unique situation.

9. Not knowing the total costs involved. Your Realtor should provide you with an estimate of what to expect for closing costs early in the buying process so you don't encounter nasty last minute surprise expenses.

10. Not following through on due diligence. Buyers should make a list of any concerns they have relating to issues such as crime rates, schools, power lines, neighbors, environmental conditions. Ask the questions before you make an offer on a home so you can have confidence in your purchase.
