REOs Still Plentiful in Phoenix, but Declining Overall in 2009

The Phoenix real estate market has seen a noticeable decline in REOs (bank-owned sales) over 2009. The two graphs below are based on ARMLS sales data for October and early November 2009.

Of the single-family resale home sales ARMLS reported for October 2009, 43.8% of the listings were described as "Lender Owned."

Over the course of 2009, however, there has been a significant delcine in bank-owned sales.

Deciding What to Write: A 6-Part Series for Newbies (Part 4)

One of the first concerns on every new blogger's mind is: What should I write? I can answer that in 4 simple words:

WRITE WHAT YOU KNOW.

Writing instructors from grammar school English teachers to Masters level university professors have been advocating this forever. The reason is that it's very, very good advice. Write what you know. What if you're new to the real estate industry and don't yet feel all that adept at any particular subject? Then write what you want to know. As you research and learn and master the material - whether it's all the hyperlocal details of your farm community or every aspect of home staging from A to Z - share what you learn. No one has to know it's new to you - and in the process, you become known as an expert!

Write what you know!

Don't worry about whether you're a good enough writer, smart enough, accomplished enough, knowledgeable enough, etc. JUST DO IT! Like riding a bike, it will come back to you ... and like any other skill, the more you do it, the easier it will become. Honestly, the more you blog, the more ideas you will have for things to blog about.

In general, I advocate following the 80/20 rule. Make 80 percent of your blog posts about some aspect of real estate; then, use the other 20 percent for non-real estate topics that would be of general interest to your fellow ActiveRain members.

One note: do NOT get hung up on the fact that other people are writing about the same topics. You are a unique individual, so you're naturally going to have your own way of seeing the world and reporting on it. Sure, there are tons of posts about curb appeal - does that mean you shouldn't write another one? DEFINITELY NOT! Simply because you're a different person, you will have a perspective that makes your post unique.

And the more unique the better. Trade on your strengths. Find your voice, your brand, and stick to it! You might be funny, serious, research-oriented, irreverent, intellectual, spiritual, political, etc. There's no wrong or right - except that you be respectful of other people's views, even if they differ from yours.

Ideas for Kinds of Posts

Here are a few ideas for the kinds of posts you can write.

  • Instructional posts (how to do anything, from work with a challenging client to host an open house)
  • Informational posts (This will likely be the majority of your posts, at least as you are getting started.)
  • Reviews (industry-related books, products, etc. Don't feel the need to do this all alone - ask for others' opinions!)
  • Lists (David Letterman made the Top 10 List an American cultural icon - create your own lists.)
  • Interviews (celebrities, industry professionals, etc.)
  • Case studies (Chronicle the things that happen in your day - especially the funny things or challenges, as others are likely facing similar difficulties.)
  • Profiles of local individuals or businesses
  • Links (Make a list of useful links and share it.)
  • Contrasting opinions (Get another person to take the opposite side in a debate or discussion - just remember to keep it civil.)
  • Comparisons (Compare Service A to Service B in a single industry.)
  • Rants (Take on issues about which you are passionate that will cause controversy and lead to discussion. Don't fear controversy - but be ready to stand your ground if/when you touch a nerve for someone who disagrees with you.)
  • Inspiration (What inspires you? Share quotes, stories, etc.)
  • Research (products, topics, industry perspectives - share what you learn)
  • Predictions of the future, or reviews of how past predictions held up (especially good as we come up on the end of the year)
  • Critiques (Yes, you can critique/review almost anything, but remember to take the high road!)
  • Hypothetical (These "What if?" scenarios can be wonderfully amusing, or serious and professional.)

I've said it before and I'm going to keep on saying it until I know in my heart you're really listening: Just DO it! All of it. But start by blogging on ActiveRain. And if you have any questions at all, I'm here to answer them. Remember, utilize your respources!

Create a Blogging Schedule: A 6-Part Series for Newbies (Part 3)

This one is pretty self-explanatory - go figure. But just because it's easy to understand doesn't mean you can overlook its importance! Creating a schedule is one of the best things you can do to be successful at blogging in general, and on ActiveRain, in particular.

  1. Make time to blog. "I tried blogging, but I just don't have time." BANISH THIS EXCUSE. You do have time, if you make time. So make time. I'm not in your head and I don't know what your schedule looks like, so I can't tell you when to make time. I can only tell you, MAKE TIME.

  2. Next, decide how often you will post. My coach advised that when you're first getting started, it's essential to post for 30 straight days in a row. I know this seems like a lot - but go back to the benefits and JUST DO IT. After that, you want to post at least once a week, more if you can. Decide what will work for your schedule, then commit to it and keep your commitment.

  3. Calendar your blogging time. Once it's on your schedule, honor that time just like you would time with a client. Maybe it's Tuesday and Thursday mornings. Weekday evenings after the kids have gone to bed. Saturday afternoons. It doesn't matter when you blog, just that you keep to the schedule.Create a blogging schedule and stick to it!

  4. Write ahead and post later. Maybe you only have a couple hours a week for blogging, but when you're in that groove, you can bang out a few posts at a time. You can save them in "DRAFT" form and then post them later. This obviously won't work for time-sensitive things like statistics, but it will work with many real estate topics.

  5. Once you know your posting schedule, let your readers know what it is so that they can look for your posts. You can add this to the signature and call to action at the end of each post. "Look for the next installment of Real Estate Rita's Riotous Ruminations every Tuesday, Wednesday, and Thursday morning."

  6. One of the most important relationship-building aspects of ActiveRain is the emphasis on commenting on other members' blogs. Make sure you build time for commenting into your blog schedule.

  7. Don't panic if you don't see immediate results. It's important to realize that just like any relationships, your blogging will evolve over time. People seldom get engaged on the first date. First, you see each other at the gym. You notice what time of day it is and you go back. Then you smile and begin talking. One thing leads to another, and a relationship is formed. Blogging is exactly the same. But if you're strategic and committed to your participation in ActiveRain, in as little as 4 to 6 months, you will likely begin to generate leads, referrals, and amazing friendships.

Yes, blogging takes time. But if you can get the scheduling thing down now, all your efforts will pay off faster, bigger, and better than you can imagine. Wordless Wednesday: Gierhoorn - the Venice of the Netherlands

Would you ever give up your car - that reliable friend that gets you everywhere you want to go? You might think about it when you see these pictures from Giethoorn, Netherlands. When we think of canals and a city with no streets, invariably Venice, Italy comes to mind. But there's another picturesque, street-free European village that flies largely under the radar as tourist destinations. Giethoorn is a village in the Dutch province of Overijssel, whose oldest part has no streets.

About 7.5 kilometers (4.7 miles) run through the tiny village, with 50 little wooden bridges spanning the canals. Although the more modern parts of the vilalge do have cars and roads now, at one time, all traveling was done via boats through the canals.

The boats are known as "punters," electric-powered boats that are no louder than a whisper, so as not to disturb the peace and quiet in this scenic village. The canals are only about 1 meter deep.

Most houses have thatched roofs, the source of which are the many marshy areas that provide an ensless supply of reed. In the olden days, only rich people had tiled roofs, for tiles were much more expensive than reed. Today, it's the other way around: a thatched roof costs a lot more than a tiled roof.
