I previewed a house today! The realtor is considering using my services for a Virtual Tour! Yeah! We met on Saturday at an Open House and ended up talking about a listing of hers that has been sitting on the market for a while...... I went for a preview.
This house is 2 blocks to the OCEANFRONT. Walk, Bike even crawl to the OCEAN! DOCK your BOAT in the back yard on Rudee Inlet. 3 large bedrooms, 2 full and 1 half baths. Sun room overlooking the dock and water.
Does it get any better than this? All for $699,000. (A reasonable price for the location and amenities for our area!)
WHY is it still sitting?
My new agent friend asked for honest feedback. Would a Virtual Tour be a proper marketing tool for this property? And the Question of the day...What needs to be done to get it ready?

WALLPAPER, WALLPAPER, WALLPAPER! From the 70's, flowers, bright colors, dark trim, old cabinets, shaggy carpet, lights on chain hooks, BLUE tub, shower, sinks and toilet! We are talking Lego Blue! Etc.
So my HONEST feedback.... Are you Ready?
Keep in mind, this is not a FLIP, this is a sweet elderly lady who has moved into a retirement community, she has equity!
1. STRIP the Wallpaper
2. Paint it neutral
3. CLEAN it again, after sitting on the market for 6 months, the dust piles up and a few little bugs wonder in. Spider webs are an instant turn off!
4. Address the landscaping, the season has changed. Summer flowers have died back, leaves and pine straw are starting to take over!
5. Take down the old DRAPES! At some point, they were custom made to SWAG just right and match the furniture. Now the furniture is gone and the swags are faded! Time to Strip those windows down!
And the answer to the other question...
YES, a virtual tour is an incredible addition to your marketing plan. No matter the size or condition of the home, allowing potential buyers inside for a look on the internet is a PERFECT way to generate interest in your listing.

Well, we have weathered another storm! Hanna tried her best and it looks like she failed! Thank God! Everyone here and along the eastern seaboard from South Carolina to Maryland dug our heels in and braced ourselves for the worst. Hanna was not predicted to be devastating, but, who ever knows. Nature is very unpredictable!! Thanks to global warming, we never know what to expect next.

The Little family always loves to head down to the ocean front after a big storm. It is something about the sky, the waves and the erosion on the beach that is nearly unexplainable. There was a strange calm at the edge of the ocean, occasionally interrupted by the jets coming back to Oceana. (For those of you that don't know, the navy ships out the fighter jets before big storms either to another base or to sit on a carrier at sea. The sound of them coming home is a signal we are accustomed to hearing here. We believe in the sound of FREEDOM!

We love Virginia Beach! You would too!

I look back on the summer spent with the kids, Tyler 6 and Mollie 2 ½, we tried our best to have a new adventure every few days! High hopes for Parents of 2 kids that both work!! I think we were on the successful side of our goal. If not every few days, at least every weekend we were out and about exploring our city! One that has so much to offer without breaking the bank!
On this particular day, we thought a nice hike at First Landing State park would fit the bill! Shoes, Camera, Bug Spray, Sun Tan Lotion, Snacks, Water, a Towel or two (we always stop for a snack on the beach), and in the car we have 2 changes of clothes. Well, it looks like we are good to go!!
We like to enter the park on 64th street and drive all the way in. It is easy to hop on the trail and be close to the car and beach from that end. There are tons of trails to choose from, some for bikes and some for just hikes! There is a boat launch, a bathroom and a water fountain!
