Snow has covered most of the country over the past month in most of Middle Tennessee. I'm sure you're looking forward to buttercups and tulips springing forth as well as the home buying season. Now is the time to prepare your home if you're considering putting your home on the market to sell this Spring. Recent data inidicates that housing inventory is down slightly. So, I recommend geting your home in its best shape and on the market ahead of the game.
There are several things you can do to prepare your home to sell. Let's start with your curb appeal. If the outside is in poor condition it will be hard to get buyers inside. The lawn needs to be well-manicured, hedges/bushes will need trimmed, and beds mulched. It's not too early to start planting seed.
Now, take a look at the exterior of your home. Once the temperature rises, consider power washing the vinyl siding and trim. A fresh coat of paint may be in order as well. Dont' forget the gutters and windows.
The interior is next. Decluttering is one of the easiest things to do. Clutter makes even a large room look small. De-personalize too by taking down those family portraits and shadow boxes of grandmother's gloves or grandad's flag. Evaluate the walls and fixtures to determine if they need touching up or fixtures replaced with updated versions.
Investing in updating the kitchen and bathrooms will give you the most return for your money. Cabinets or countertops and appliances can be upgraded to cause buyers to choose your home over others that have not done so. New tile, faucets, and light fixtures, even refacing or replacing the tub/shower will make an even bigger statement in the master bath.
Buyer's needs and wants are individual, however simple updates go a long way in getting you an offer over other homes on the market. While HGTV may be a good resource and fun to watch, as a real estate professional in the Sumner County area, I can give you the Best advice and guide you through the selling process. I pride myself in making each home selling experience a smooth and pleasant one. With my assistance, the sale of your home will have you in the buyer's shoes quicker than you think.
This is short and simple.
The forms that you need to file for the home buyer's tax credit are : #5305 and 1046. File an amended return and attach form 5305 to it.
What could be easier............Thank me later and enjoy your credit/return.

Behind every home is a powerful woman who not only decorates, cleans, cooks, and does the laundry. In this particular home this woman is "The Entertainer of the Year!" There is never a week that goes by that she is not preparing her home for a group of church friends, family visiting from out of town, or just a marvelous dinner for she and her precious husband of 40+ years. Joyce has taken a diamond in the rough (her home) and turned it into the most dazzling, well decorated home in all of Sumner county. The colors are warm and inviting. The sitting room is designed from a hotel lobby that she and her husband visited in France. The entire home was professionally decorated and flows with warmth and charm. There is a fully finished basement that an entire family could call home. All bathrooms (x3.5) have been reworked and remodeled with tile floors and showers that say welcome to every guest. This fabulous home overlooks Country Hills golf course as well as the man-made lake that is a part of it. Joyce and Phil enjoy mornings and evenings watching an array of birds and geese fly overhead on their way to Old Hickory Lake nearby. There is plenty of room for entertaining on either the oversized deck or patio below. They invite their guests to enjoy the custom made gazebo as a part of the deck. Joyce especially enjoys cooking in her spacious updated kitchen open to the living room and breakfast room. The large island houses the gas cooktop and allows for plenty of room to prepare and present some of her favorite recipes. She especially loves to bake cookies for the grandchilren. If you're curious about this colonial masterpiece, simply visit my webite for all of the details, photos, and video. I will be more than happy to show the home if you're in the market for an entertainer's dream come true in Hendersonville, Tn. The owners only ask that you are pre-qualified with a lender before you call. Call me today or visit my website www.CallAnnBuchanan.com. Ann Buchanan/Keller Williams Realty/615.822.8585
