is a lovely slice of NH beauty right along the coastline. Rye has rocky coastline and sandy beaches, as well as beautiful inland areas. We have some gorgeouse new construction and newer homes right alongside antique farmhouses, and we have seasonal cottages, too.

The real estate market in Rye NH has been like many other NH and Maine Seacoast towns here in this area, up and down. Like everywhere else, everyone always wants to know how the real estate market is, here in Rye and all along the Seacoast areas. Real estate impacts so many facets of the local economy, and many use that as a gauge for how things are now and where they might be going in the near future.

Rye NH homes real estate market for the month of November:

Rye currently has 63 homes for sale through the Multiple Listing Service (MLS), and 5 of those homes were new to the market in November. The average asking price is $1,191,994, and the average days on the market for those homes for sale has been 231 days.

During the month of November, we saw 2 Rye NH homes go sale pending/under agreement. The average asking price of those homes was $342,950, and the average days on the market was 48 days for those homes.

Four homes in Rye sold/closed during November, and the average selling price of those homes that sold was $526,175, with the average total days on the market for those homes being 56 days. Those sellers who sold their homes in Rye during November received 96% of their last asking prices.

We saw 9 homes in Rye expire from the market without selling. The main reason homes don't sell during their listing period is they were priced incorrectly for the market and/or condition of the home. And most likely, these 9 homes didn't sell because they weren't priced correctly, and buyers didn't see them as a good value for the money.


If you're thinking about selling your home, one very important fact to know about your market is the absorption rate. The absorption rate will tell you how long it will take for the current inventory of homes in Rye NH to be absorbed by the market if no other homes come on the market. The absorption rate for November 2008 was just under 11 months, which is a little higher than October and a little less than September. If you want your home sold, you need to know this number to help you price your home accordingly.

    Everyone, it seems, is always interested in how the local Portsmouth real estate market is doing, even if they aren't in the market, either buying or selling homes or condos. How the real estate market is doing seems to have great impact on many other aspects of local economies, and we all care about that.



    Someone is always looking to buy or sell real estate, and/or they know someone who is thinking about buying or selling real estate. I get asked about real estate and the local real estate market all the time. I love helping people achieve their real estate goals, so I never tire of these conversations!






    So, how did the real estate market for homes in Portsmouth NH do for the month of November 2008?

    • Currently, we have 69 homes offered for sale through the Multiple Listing Service (MLS), and 7 of those homes were new listings this month. The average asking price was $326,150, and the average days on the market for these homes has been 112 days.

    • During the month of November, we saw 9 Portsmouth homes go under agreement/sale pending. The average asking price of those homes was $302,978, and the average days on the market for those homes was 138 days.

    • We saw 11 homes in Portsmouth sell/close during November, and the average sold price of those homes was $384,491. The average days on the market for those homes was 78 days. Those sellers who sold their homes in November received, on average, 96% of their last asking prices.

    • During the month of November, the listings on 7 Portsmouth NH homes expired without selling. The number one reason most homes don't sell during their listing period is they were priced incorrectly for the market and/or condition of the home. And most likely, these 7 homes didn't sell because they weren't priced correctly, and buyers didn't see them as a good value for the money.


    When thinking about selling your home, one very important fact to know about your market is the absorption rate. The absorption rate will tell you how long it will take for the current inventory of homes in Portsmouth NH to be absorbed by the market if no other homes come on the market. The absorption rate for November 2008 was just over 6 months, which is a little higher than last month and a little less than the month before.   • Portsmouth NH Homes Ready For Halloween!

    Portsmouth NH homes are getting ready for all the ghosts and goblins and tricks and treats coming up over the next few days!  All over town, I see homes festively decorated for the Halloween fun.

                             

    Halloween is upon us, and with that comes all kinds of ghostly fun around the Portsmouth New Hampshire Seacoast area.  Parades, parties, gatherings, and most importantly, all that fun trick-or-treating.

    Real estate is local, VERY local! The condo market in Portsmouth NH can be very different than the condo market in Hampton or Exeter or Dover, etc. Make sure, when making assessments about your local real estate market, that you talk to an agent who really knows your market and can provide you with accurate detailed information.

    Real estate is always one of the topics of conversation wherever we go, and who isn't interested in real estate and how markets are doing! There's always someone looking to buy a home, sell a home, or they know someone thinking about buying or selling real estate of some sort.

    Homebuyers and home sellers in Portsmouth NH are no different, and I get asked about the New Hampshire real estate market all the time. I love real estate, and helping people buy and sell homes and condos, so I never tire of real estate conversations!

    Here's how the Portsmouth NH condo real estate market has done for the month of September 2008:

    • We currently have 111 condos for sale in Portsmouth, with the average asking price being $445,315. The average days on the market for those condos is 140 days. Nineteen new listings for Portsmouth condos came on the market during September.

    • During September, we had just 5 condos go under agreement/sale pending. The average asking price of those condos was $441,160, and the average days on the market was 85 days.

    • The number of Portsmouth NH condos that sold during September was 11 condos, and the average days on the market for those condos that sold was 95 days. The average sold price was $251,036. Sellers received, on average, 96% of their last asking price.

    • During the month of September, we saw the listings on 11 Portsmouth condos expire without selling. Typically properties don't sell because they're just not priced properly to reflect the current market conditions - and that's the reason most of these condos didn't sell as yet.

    The current absorption rate for Portsmouth NH condos is running about 11 months. The absorption rate tells us how long it would take to absorb the current inventory of condos for sale in Portsmouth NH if no other homes came on the market for sale. This month's absorption rate has gotten a little longer compared to August's absorption rate for Portsmouth NH condos.


    If you're thinking about buying a home or condo in Portsmouth, you're in a great market, both for timing and for what Portsmouth has to offer. Your choices in housing are great and there are some great buying opportunities in the market.     The Seacoast areas of New Hampshire are really some of the prettiest towns you could want to live in. And the towns of Rye, Newcastle, and North Hampton are no exception to that statement. Our coastline here in NH is the smallest in America, and it's also among the most scenic as well. Those of us who live here just love it, however small it is!

    Real estate in this area always has a constant demand because of our location, and not just because we're along the Atlantic Ocean. We are in easy driving distance to Boston, Portland Maine, and Manchester NH - all less than an hour to get to. The NH mountains for skiing and beautiful scenery are just an easy drive as well. We have loads of great dining, shopping, golfing, scenic rides, and so much more that just all come together to make this area a wonderful place to call HOME!!

    Here are the real estate updates for the month of September 2008:

    New Castle NH:

    • -- We currently have 18 homes for sale in Newcastle, with an average asking price of $1,318,444, and an average days on the market of 265 days.
    • -- During September, 1 home went under agreement/sale pending, and that home had an asking price of $1,050,000. It had been on the market 166 days.
    • -- September brought just 1 closed sale/sold, and that house sold for $1,082,357. The asking price on that house had been $1,190,000, and it took 738 days to sell that house.


    Rye NH:

    • -- We currently have 68 homes for sale in Rye NH, with an average asking price of $1,214,247, and the average days on the market is 190 days.
    • -- The month of September saw 5 homes go under agreement/sale pending, and the average asking price of those homes was $701,580, with the average days on the market of 93 days.
    • -- There were 9 homes sold in Rye in September, and the average selling price of those homes was $739,621, while the average asking price of those homes was $778,722. The average days on the market before selling was 180 days.


    North Hampton NH:

    • -- We currently have 64 homes for sale in North Hampton NH, with the average asking price being $773,177. The average days on the market is 203 days.
    • -- One home went under agreement/sale pending, and the asking price of that home was $292,500. The days on the market for that home was 94 days.
    • -- We had 2 homes sold in North Hampton in September, and the average selling price of those homes was $300,000. The average asking price was $321,250, and the average days on the market was 98 days.

    While those numbers certanly aren't great, they are showing us that it's a great time to be a home buyer in this area. With real estate moving slowly, and plenty of homes on the market, buyers have choices and they have some excellent negotiating oportunities in this market.

    What does all this mean for sellers in these areas? It means if you want to sell your home, you need to price it aggressively and have it in the best condition you can get it in. Buyers have a lot of choices in some of our Seacoast towns, and you want to do everything you can to make your home their choice. And you must start with the price. If you price your home too high for the market, you may as well just not bother putting it on the market at all.

    This market is ruled by price, and if your home isn't perceived to be a good value before buyers look at your home, you'll never get a chance for them to see what it really looks like. They just move on to another property that they do perceive to be priced realistically for the area and the market.
