Home sellers and home buyers in Portsmouth NH are no different, and I get asked about the New Hampshire real estate market all the time. I love real estate, and helping people buy and sell homes and condos, so I never tire of real estate conversations!
Here is how the real estate market here in Portsmouth did for the month of September 2008:
The numbers above are showing us an absorption rate for homes in Portsmouth NH to be just under 5 months. The absorption rate tells us how long it would take to absorb the current inventory of homes for sale in Portsmouth NH if no other homes came on the market for sale. This month's absorption rate has improved over August's absorption rate for Portsmouth NH homes.

Some of these tips are common sense, and some add a really nice welcoming feeling to potential buyers and their agents, and they all offer homeowners easy things to think about doing if their home is for sale.
-- "Curb Appeal" - never forget to think about those all-important 'first impressions'. With the gorgeous colors of fall leaves, this can add to a home's already existing appeal, however all those leaves laying around on the ground certainly don't. Clean them up!!
-- "Celebrate the Season" - this is one that I have to admit I wouldn't have given much thought to. Embrace the fall and have fall decorating items--hang a nice fall wreath, arrange some pumpkins & corn stalks - what a nice way to greet people at the front door. Nothing says 'welcome' like a nice display of seasonal things at the entry of a home!
-- "Let the Light In" - oh how important this one is!! If you have heavy curtains or drapes, open them up and let the sun shine in!! Turn on lamps and make your home exude a warmth and welcome for showings.
-- "Your Fireplace" - if you have a fireplace, this is a lovely time of year to show it off. Place a log or two in the fireplace, or if you have a gas fireplace, flick the switch and have a nice fire burning/glowing to welcome potential homebuyers. You can place a nice candle holder in the fireplace that holds several candles. What a great way to say welcome to those looking at your home or condo!
-- "Scents of the Season" - the sense of smell is the strongest sense to appeal to. Most people are greatly enticed by the scents of cinnamon and apples. Bake a fresh apple pie and/or cinnamon cookies - what a great way to welcome potential homebuyers! Leave a plate of these fresh-baked goodies with a note to have buyers enjoy a treat while viewing your home - a very nice touch that they won't forget.

Hampton Beach NH has a yearly Seafood Festival, and the first weekend in September each year is everyone's opportunity to fill ourselves full of all kinds of fabulous food from over 50 local area restaurants. Talk about yummy - every single morsel I indulged in was absolutely scrumptious!
Living in New Hampshire, and New England in general, affords those of us fortunate enough to call this part of the country home countless places to indulge in some of the finest seafood in the world.
And once a year, you get to meander from food booth to food booth dining on every kind of local seafood all in one place! How cool is that?!?!?!?
I must admit, in all the years I've lived here in Portsmouth NH, I have never been down to the Hampton Beach Seafood Festival until this year. And now I know what I've been missing all these years!
This is the 19th Annual Seafood Festival, and it just keeps getting better and better from what I can heaing. It's so good and such a great family event that it has been named "One of the Top 100 Events in America" for a number of years. And now that I've been myself, I can see why the festival continues to receive that recognition!
I went on opening day with good friends Jay and Monika McGillicuddy and another great friend of ours, and we had a great time trying as much seafood as we could. Some of what we sampled, and loved, were lobster rolls, fried clams, sauteed lobster tails on a stick, grilled shrimp on a stick, grilled swordfish on a stick, fried onion rings, coconut shrimp, steamed lobster and corn-on-the-cob, chowder, ice cream, and some beverages of course. The really great thing about this festival is that you can dine on all this great seafood at less than half the price you'd have to pay if you ate in the restaurants that have the food booths. It doesn't get any better than that, that's for sure!
In addition to the yummiest seafood you can imagine, there's also a variety of bands playing throughout the weekend, arts and crafts booths, and fireworks, as well as great sidewalk sales in front of all the shops along the Hampton Beach Boardwalk area.
Not a seafood lover? Not to worry, you can also find chicken, hot dogs, chinese food, ribs, and other food not from the sea. That all looked delicious as well.
For those of us who live here in the NH Seacoast area, we get all kinds of great fun events like this to take part in all year long. Just one of the many perks and benefits of calling this great area HOME!!

Portsmouth NH - Early Morning Views From the Sidewalks Around Town
Portsmouth New Hampshire is such an awesome town to live in, and to visit as well. We have all kinds of things to do here for everyone and we're a beautiful port city full of history. Portsmouth was settled in 1623 after all, so it would be natural to have living history all around us here, and we do.
Our neighborhoods are full of beautiful homes, both old and new, many with wonderful welcoming porches, and sidewalks to take you wherever you want. Beautiful old trees line many of our streets, friendly greetings from residents, bright and colorful gardens everywhere you look - a fabulous place to call home.
This morning I decided to go for an early morning walk. The air was crisp and dry, the sun was shining, and walking daily is something I'd been telling myself to start doing for a long time now. Today, I did just that.
I walked along Sagamore Avenue, Broad Street, Merrimac Street, Miller Avenue, Middle Street, Court Street, Rogers Street, Richards Avenue, South Street, and various other Little Harbor neighboring streets. As I was walking along these streets, I got wonderful glimpses of lots of beautiful pocket gardens that you just can't see from the car.
I saw homes with a different perspective than I've had all this time when driving by them. Beautiful old New Englanders, Colonials, Victorians, Capes, and more - all with a history behind each one of them. I even walked past the only on-going 'farm' in Portsmouth.
Having taken this walk this morning, I realize there's so much more to this wonderful town I call home. You just don't see from a car what you can see on foot. If you haven't walked around your own town or neighborhood in awhile, get out and take a walk. You'll be surprised at the sights you'll see and enjoy that you've been missing all this time.
What a wonderful town Portsmouth is, and how fortunate I am to be able to live here and call the "Port City" of Portsmouth New Hampshire home.

Living here in Portsmouth NH is really terrific! We live along the beautiful 17 mile coast of the Atlantic Oceen, we have bodies of water all around us, our great highways can get us into Boston or Portland Maine in under an hour, the mountains are a quick drive away, and we have all kinds of things to do right here in the "Port City" of Portsmouth!
One of the things that the local residents and visitors alike love is our park along the waterfront - Prescott Park. The flowers and plants here are simply beyond description, and must be seen in person to fully appreciate just how beautiful they are. Another part of Prescott Park is the outdoor theater area. All summer long, we get to enjoy plays, concerts, art shows, children's festivities, food cookoffs, and much more.
Pack a picnic basket, bring some chairs, lay down some blankets to sit, and enjoy the great offerings those who call Portsmouth NH home have the great pleasure to enjoy on a daily basis each summer.
