There has been one case of EEE diagnosed in the Chesapeake area of Virginia. The horse was euthanized due to the severity of the illness. So far, no cases of WNV have been reported! Make sure all your horses vaccinations are up to date! This includes RABIES vaccinations! And be aware if you have buyers moving in from other areas of the country, that vaccinations in other areas of the country, and vaccinations in this area maybe completely different. Suggest that they have vaccinations for this area done at least 2 weeks before bringing horses here. Make sure that dogs and cats vaccinations are up to date, including rabies being given by a vet, before moving to Virginia.

Real Estate Intervention on HGTV

There's a new show on HGTV...it's called Real Estate Intervention. This one may really be worthwhile! The premise of the show is an experienced real estate ‘advisor' helps sellers to find out why their house isn't selling. The agent takes them to see active comps and sold comps. It's very interesting to see how people justify their choice of sale price! We all know what clients objections to lowering sales price are, but it is really helpful to see someone else handle the objections, what he says, and what he asks; how he attempts to help the sellers come to the correct decision. One of the best parts of the show is that there is a 6 week follow up to see if the sellers took the agent's advice and what was the result was. It's always helpful to watch another agent handle the objections that we deal with every day and see how they handle them. We are always learning. I just hope that sellers watch this show, too!

The State Veterinarian has issued Interstate/International Quarantine Order Regarding Vesicular Stomatitis.

Riding in Va. Forestry Parks

Just to let you know that there is a new law which allows the Virginia State Forests, which includes Conway Robinson Forest in Gainesville, and Whitney State Forest in Warrenton, to charge a recreational user fee for all horseback riding and biking in the Virginia State Forests. Please remember to purchase your license, and they must be carried on you while riding or biking. The Dept of Game and Inland Fisheries is administering the program for the Dept.of Forestry. Therefore, you can purchase the license anywhere that sells hunting and fishing licenses. The Virginia Forest fee is a $1.00 add on to the $15.00 license.

Please be sure to check the special license box "Virginia State Forest Use Permit" The state will be able to track how many of these are sold so that we will obtain an impact analysis at the end of the year. The special licenses will help the DOF to develop a small funding source for trail and trailhead improvements. This effort will by no means replace the trail volunteer efforts that are already established in many of the forests.

Prince William Foreclosures and How to Avoid Them

Let me tell you a story. I sold a lovely house to a client four years ago. Her dream house! She had a business that was related to residential building. It was a very lucrative new construction decorating and new purchase decorating business. Guess what happened to her business?!!!!!

Well, she called me about a month ago and told me she was in trouble. I wrote the listing and started to get her list of necessary paperwork together. Although I asked all the right questions in the beginning, in the course of time I learned that her house had been in foreclosure court two times already! I had to be after her constantly to do the simples things like return calls. I even had to track her down at her job to have a talk with her...on a Sunday. She finally got a hardship letter to me, too late. Now the bank won't even return calls or emails. The house is going to foreclosure on the courthouse steps tomorrow! She kept trying to put off the inevitable. She tried to ignore the problem. She procrastinated. Now her house will be foreclosed on tomorrow.
