Home Loans, your options.

While shopping for a home is exciting, it also means you need to do some research to find the best loan for your Fontana home. Finding a good loan can make a huge difference in your monthly payment as well as the overall process.

Here are some tips to help you along your way:

  • Getting pre-approved for a loan is one of the best choices you can make. Firstly, there is no cost and no obligation. Secondly, it allows you to have a little more advantage when shopping in that the seller knows you are a "serious buyer." This is different from abeen pre-qualified. Prequalification merely gives you an idea of what you might be able to afford. Being pre-approved means that you have done all of the qualifying paperwork at the front end of the process, freeing you up to shop.
  • Flexible underwriting guidelines can help a couple out in qualifying for a larger or nicer home. The way this works is that if one spouse has not yet secured employment where they're moving but can produce two years of past employment history, the underwriter can use the past history inconsideration for the amount you would qualify for. This gives you the flexibility of looking for the Fontana home you really want and gives the spouse time to find the right job.
  • Rate-lock options are something you might want to look into. The shorter the lock time, or the less time between when you agree on a mortgage rate and when you go for settlement, the lower interest rate you might be able to lock into.
  • Negotiable Lender Fees are something to talk about with your lender. When you buy a house, there are always extra fees such as underwriting fees, processing fees, or commitment fees. A good lender will negotiate these fees to try to save you money.
  • Quick loan processing is offered by some lenders and consists of you being approved in just five to seven days. If you are in a hurry, this is a great option and might even save you a step in the moving process. For example, if you've sold your house or you have terminated your rental lease but your new home won't be ready for you to move into immediately, you might have to find temporary housing for a month or two in the interim. However, with this option, it's possible to get the processing done quick enough to eliminate the need for the temporary housing step.

  • Consider a fixed rate the offer fewer surprizes and payments remain the same for the length of the loan.

  • Look at an Adjustable Rate Mortgage (ARM). It's true that the loan may fluctuate somewhat, but you will also enjoy lower monthly payments.
  • Paying points is if you are willing to pay some of the interest up front. This would allow you to get a fixed-rate mortgage at a lower interest rate.
  • Good credit does count. If you have top-notch credit, you are a lender's dream. Keeping your credit in perfect order allows you to negotiate for better rates, inspection fees, commissions, and points. Good credit is a huge advantage.

As you conduct your search for an agent, some standard questions you should ask include:

1. Are you able to help me with an easy and free pre-approval?

2. Am I able to get preferred access to special low down payments, interest rates, and monthly payments?

3. Will I be able to get advance notice of listings matching my criteria?

Once you sign on the dotted line, you've locked into some serious financial obligations. Be prepared and work with a good agent and lender to ensure they take everything into account in securing the best loan for you.

Why buy a house , Rent is easy

Renting a home has its advantages: you can move without selling a home first; you don't have to make the repairs, nor do you have to pay property taxes. But something is missing. You lack a sense of security and ownership, or maybe it's just the simple fact that the money you work hard to make is thrown into the wind as rent payments each month.

Whatever the case, you're now in a spot where you want to take a step away from renting. But, you also wonder if there really are advantages to owning a home. Let's explore the advantages.

Home Ownership Has Tax Advantages

  • You may be able to exceed the standard yearly deduction, since the U.S. government permits tax incentives for homeowners. Check to see if your state offers that benefit.
  • You receive a tax deduction for the yearly interest on your primary and vacation home - equaling a large amount of your total payments for the first several years.
  • You can deduct the total amount of your yearly property tax bill.
  • If you choose to refinance in order to consolidate other debts, your home equity loan interest is tax deductible.
Homeowner's Cost of Living Is More Stable

  • If property taxes and insurance go up, your monthly payments may as well, but the increases happen gradually.
  • Renting fees can often be more unpredictable.
Your Investm ent Appreciates

  • Most real estate increases value over time. If you carefully select your Fontana home and treat it well, your home will be worth considerably more in just five years.
  • Your first investment in the house may be small, even three percent or less, but as the home appreciates in value, you are the one who benefits - not the bank, nor your landlord.
Each Month Your Equity Grows

  • Even if the first few years of monthly house payments primarily cover interest, you are also paying more towards the principal amount each month.

You Have Control

  • The house is yours.
  • You can paint and decorate it as you wish.
  • You can put nails in the walls and hang pictures and artwork wherever you desire.

You can have a pet without consulting anyone else.

Open House~when is the best time

Its Saturday. Here I sit at an open house, Its already an hour and a half and only two set of guests.

The turnout was better on Wednesday. I was going to be here for a few hours getting some work done. Get water on, Wait to get carpet cleaned. Since I was going to be here Imay as well put out some open house signs and see what happened.

All the nosy neighbors and their friends already came maybe thats why it is so slow today. Gave me time to write this. Exposure is exposure right.

What are your recent experiences with open houses?

Are the spring shoppers out yet?

Do you even do open houses?
