SHORT SALES AND WHAT YOU MUST HAVE TO PURCHASE ONE!!

You may have heard about purchasing a "short sale" and wondered what it is all about. Here are some details!

I have been involved with numerous real estate transactions in the Milwaukee area that have been short sales. The first one must have been about 5 years ago. Long before it was the "normal" situation for many sellers and buyers.

Simply put A "Short Sale" is a sale of real estate that involves a seller's approval and the mortgage holder's approval to sell. The seller does not have enough proceeds from the sale to pay off their mortgage. The mortgage holder must agree to give clear title to the next owner without being paid all of the money that the seller of the property owes.

The first thing you must have is a knowledgeable advisor to help you through the situation, whether or not you are on the buying or the selling side. There are many ways to navigate the sale and the more experience the real estate agents have, the better!

The second thing you need is patience and lots of it. The sellers and buyers both! Sellers are not happy about having to sell. Understandably so. They are not going to be realizing any profits from the sale of their home. They may not really want to sell, but must sell. Some need to sell to move out of the area. Many have lost employment. I understand and everyone in the transaction must understand this is a difficult thing for them.

Patience is needed with timing. An answer from the bank regarding whether or not the "short sale" is approved may take 2 to 9 weeks. I even know of one sale that has been going on over a YEAR! A buyer needs to understand that the process will take some extra time. You won't know if you have a sale right away. You won't have an anwswer in a day or two like when you are dealing with an owner of a home in a normal transaction.

WOW, that really made me sad.

Actually sad isn't the appropriate word. OLD is.

I went out on a pre-listing appointment. I had not met this family prior to my appointment. This was a referral from a friend of mine.

I pulled up in front of a really "cute" house. It was a small home, lovingly cared for.

It was obvious that the owners really took pride in their home. The front deck had chairs and a table on it, ready for someone to relax in. The flowers were bright, pretty and full. (It is a bit of drought here right now, many flowers and lawns are drooping).

The American Flag flew proudly. Recently a new driveway was put in..... It looked like a "typical" small American home, well manicured.

I knock at the front door and it is answered. I see a young lady and I am not sure if this is the owner or the daughter.... I ask if this is Sandy? Yes, come on in she says. Sitting on the couch is 2 little guys watching cartoons. I ask "What are they watching", and she smiles and says "such and such", the kids love them and it keeps them quiet. I tell her I'm not familiar with that cartoon.

Here's what she said " OH, you are probably done with raising yours (kids)....."

BAM! I'm old, I must have grown kids......that hurt!!

So, just when did the last 20 years disappear on me. And just when did I start to look "old". I wasn't thinking fast enough to say my kid is 5..... (even if it's my kid "Simba", the golden retriever....)

My father used to tell me that each year went by quicker and quicker.... He was, as usual, RIGHT!

Ozaukee County Market Report ending 12-31-2008

The final numbers for Real Estate in Ozaukee County for 2008. The numbers for 2008 ended with 827 homes being sold. (as provided to the WRA by the Multiple Listing Service).

The median sales price is the lowest in the past 3 years.

What does this mean? It is a great time to buy a home!! It is a great time to sell and move up to a larger home!!

The number of sold homes was lower than in the past 10 years.

Junior Johnson and me! NASCAR Racing Legend returns to BMS to race!

It was time to get away.... so here's a little of what's happening in my world..... when I get away you'll usually find me around a race track.....

St. Patty's Day Funny!

I received this St Pat's Day joke from a friend, I hadn't seen it before.  Just want to share it and hope to put a smile on a few faces.  Seems we need a few of those these days!  So here it goes:

While on vacation in Rome , I noticed a marble column in St. Peter's with 
a golden telephone on it. As a young 
priest passed by, I asked who the telephone was for. The priest told me
it was a direct line to heaven, and if 
I'd like to call, it would be a thousand dollars. I was amazed, but 
declined the offer. 
 
Throughout Italy , I kept seeing the same golden telephone on a marble 
column. At each, I asked about it and the 
answer was always the same: It was a direct line to heaven and I could 
call for a thousand dollars. 
 
Then - I finished my tour in Ireland . 
I decided to attend Mass at a local village church. When I walked in the 
door I noticed the golden telephone.. 
Underneath it there was a sign stating: "DIRECT LINE TO HEAVEN: 25 
cents."
"Father," I said, "I have been all over Italy and in all the cathedrals I 
visited,  I've seen telephones exactly like this one. But the price is always a 
thousand dollars. 
Why is it that this one is only 25 cents?" 
 
 
The priest smiled and said, "Darlin', you're in Ireland now. It's a 
local call."
