What does this mean?? Germantown has an over supply of inventory. Around 18 months of inventory to be exact (9 closed sales and 4 pending, with 77 current listings)
This varies from price range to price range, and differs in various neighborhoods throughout the Village, of course, but the overall picture would indicate that prices in Germantown may decline slightly over the next several months, until this inventory starts to sell. If you are planning on selling your home, pricing it correctly with a thorough market analysis is an absolute MUST.

Is it really 20 years already? The Greendale High School Class of 1988 will have its 20th reunion on August 9th.
The event will be held at the Polish Community Center. The annual "Village Days" festivities will be going on at the same time.

Governor Jim Doyle announce the appointment of Wauwatosa resident Jose Vasquez to the University of Wisconsin System Board or Regents this week. His appointment is effective immediately.
Jose Vasquez currently serves as chief executive officer of the Felician Sponsored Ministries in Milwaukee and previously worked at the Next Door Foundation - two community based organizations dedicated to providing high quality early childhood education to urban children.\
Jose and his wife Mary live in Wauwatosa.

HUD has announced New FHA Loan Limits |

Surprisingly we have news from the Department of Housing and Urban Development (HUD) they have released the FHA and GSE (Fannie/Freddie) loan limits for 2008 today. For Milwaukee Ozaukee Washington and Waukesha Counties: Single Family homes have a limit of $315,000 Two-Family or duplex style homes have a limit of $403,250 Three-Family homes have a limit of $487,450 Four-Family or four-plex style homes have a limit of $605,750 It is important to note that these are LOAN limits, not purchase or offer price limits. With FHA, there are no purchase price limits. With mortgage insurance being dramatically scaled back from other sources of financing, FHA is definitely going to be the mortgage of choice for 2008 because of it's flexible underwriting guidelines and lower mortgage insurance premiums.
