Funny Friday - this one is for the guys...

Here's my Friday story.... It is almost the end of the week, although mine won't end til Sunday.... so here is a little humor to start the day:

The story of two men and ..... Shopping carts




Two guys, one old timer and one young, are pushing their shopping carts
around a discount store when they collide.

The old timer says to the young guy, 'Sorry about that. I'm looking for
my wife, and I guess I wasn't paying attention to where I was going.

The young guy says, 'That's OK. It's a coincidence. I'm looking for my
wife, too. I can't find her and I'm getting a little desperate.'


The old guy says, 'Well, maybe we can help each other. What does your
wife look like?'

The young guy says, 'Well, she is 24 yrs old, tall, with blonde hair, big
blue eyes, long legs, big bust, and she's wearing tight white shorts, a
halter top and no bra. 'What does your wife look like?'

The old timer says...... 'Doesn't matter --- let's look for yours.'

Most Old timers are helpful like that! I hope when I'm old...er I have a sense of humor. I could see this in reverse and looking for the cute young man!

COYOTE? You thought it was a coyote? What the ##$$%%%$

So I am reading the paper yesterday and I see:  Menomonee Falls man shoots a golden retriever - he said he thought it was a coyote.

I look closer at the article and the person lives on the 4800 block of Dolphin Drive.  NOW this really gets my attention.

This person lives a few hundred yards from ME!!  The police walked threw the wooded area WHERE I WALK MY SIMBA every day to see who shot this poor girl! 

A neighbors' Golden Retriever is shot by another neighbor - OH MY GOSH!!!!

The golden is 9 months old.  Poor girl.... must have been quite the frightening experience fo her. SHE IS OK.  He shot her with a rifle, the bullet went through her shoulder.  I saw her on TV later in the evening and she is doing fine.

This makes me wonder.... How in the world do you mistake a Golden for a coyote????

There are several coyotes that run our neighborhood.  I have seen them.  They look like scraggly german shepherds.  A far cry from a retriever.  They keep the rabbit population down.  I find remnants of their kill often.

Do you think a little alcohol was involved?  YEP!!!!

If you are aren't sure of what you see at 4 am, please leave the guns in their appropriate place, a gun safe!!

 I am very happy that "Amber" is ok.  I am a bit concerned about walking my dog in the wooded area... even though it's my property!!

You know how the story goes - always a bridesmaid - and never a bride - how about being a bridesmaid nine times?! Donna and Rich met while she was shopping for a new condo; Rich was the realtor. They talked the entire time the open house was running - and found out they had a lot in common.
They both love to travel and share a passion for animals; volunteering for the Elmbrook Humane Society and Italian Greyhound Rescue.
Rich proposed in front of his very large family this year at their Christmas party. Donna said yes, but joked, "Are you sure you guys want me in this family?"

Foreclosure properties

 

 

The Realtor's Association sent out the folllowing notice about showing foreclosures.  The advice comes from  REOMAC, a national non-profit trade association for the mortgage default industry.  They sent out the following advice for showing foreclosure properties...

(The first thing I found interesting is that they recommend wearing suitable shoes for RUNNING!!  First of all - it's winter - who in this area has worn shoes while showing homes in the last 3 months?  We are going on 17 days of below zero weather, and snow is EVERYWHERE!!)  This makes me notice that this isn't just for my area - it's for all over the country:

 

 

Dress Professionally--and Wear Comfortable Shoes Suitable for Running
In its advice for "playing it safe" in today's risky foreclosure market, REOMAC, a national non-profit trade association for the mortgage default industry, offers these five tips for real estate agents entering foreclosure properties:

1. Plan Ahead. Plan for property checks before 2 p.m., after which time gang activity begins to increase. Before approaching a potentially dangerous property, provide an assistant or colleague with information about the location of the property and planned time of entry. Prepare for threatening situations by developing a distress code phrase to use with family and colleagues. Also, consider leaving the phone on while entering the property keeping the person on the line on standby to call 9-1-1 should an encounter occur.

2. Be Aware. Prior to entering a property of concern, walk the perimeter to ensure there has not been a break-in. Another red flag to be aware of is excessive foot traffic or bicycle traffic on a residential street during working hours, which is a good indicator of lookouts for drug and/or gang activity. If you don't feel comfortable approaching the property, back off and call local law enforcement for an escort.

3. Be Prepared. Agents should be prepared for possible threats to their physical safety. Pepper spray is an easy-to-use defensive tool and is legal in most areas. Another strong defensive tool is a Mag-Light, which both serves as a defensive weapon and lights up dark areas. Agents should also be prepared to deal with potentially emotional people. In these cases the objective is to slowly and carefully get out--often by talking and distracting the subject.

4. Look Official. Approach foreclosure properties with confidence and don't look down. Also, be aware of the property's surroundings and do not exhibit signs of nervousness. If confronted, stand tall and confident. Remember: criminals are often like animals--show fear and flight and the likelihood of an attack increases. Prior to entering the property, knock very hard. Announce entry with a stern voice and delay entry to give a possible trespasser the opportunity to leave the subject property. Also, wear professional clothing with comfortable shoes that can be used for running, if necessary.

5. Don't Be Afraid to Call the Police. Too many agents will put themselves in a potentially life-threatening situation before "bothering" the police. When entering properties in very high risk areas, do not be afraid to contact the police for an escort. If there is evidence of a break-in, this is another prime example of when one should leave the immediate area and call the police from a safe location. Remember: bad things can happen even in the best of neighborhoods. Good safety procedures should be applied on every property visited.

In addition, take along a flashlight!  Most properties have no electricity in them and basements are dark without a flashlight.  I advise my buyer's to wear comfortable, warm clothing and stay alert both inside and outside the properties we are looking at.

If a property is not secure, it is enter at your own risk!  Better to reschedule a showing than be sorry!
