The numbers are in for Real Estate Sales for all of 2008.
Numbers include Single family homes, Two-family, Multi-family and Condominiums listed and sold in MLS

2008 performed just ahead of the market in 2000 in volume. The number of sales have dropped each year since 2005. The average sale price is still greater than it was in 2003 and earlier.
This shows that the homes in Menomonee Falls overall are still worth more than they were in 2000 through 2005.
If you are interested in selling your home and moving up in size and price range you may be surprised to find out that you can still bring in good money for your current home while saving even more in the home that you purchase.
My business has been steadily increasing since early November. It seems once the Presidential Election was over, the market took on a bit more steam.
Don't miss the bottom of the market when purchasing, make a start to new ownership NOW!

So just another day - of blizzard conditions that is!
A closing is scheduled for 4 pm and the roads are snow covered and dangerous. That's what we woke up to on Friday!
Milwaukee Public Schools are closed, Menomonee Falls, Brookfield, Germantown, Wauwatosa, Greenfield - YOU NAME IT - THEY'RE CLOSED!! An extra day of Christmas vacation for the kids and teachers!
Watched the Weather forecast and they are saying the snow should end about noon. We have 12 - 14" in our area. YIKES!
I ventured out for a walk with my buddy "Simba". He dove into the snow in the yard and glanced back at me as if to ask - "Is is ok Mom?, this stuff is awfully deep" --- it was like he was saying " I just sunk in the snowdrift and just my head is sticking out!". I told him it's OK and he quickly leaped like a deer, Bounding into the next wave of snow. At the end of my driveway the snow was above my waist. I climbed over while Simba "swam" through. My neighbors were out with their ATV's with plows and their snow blowers trying to dig out. Everyone was around, no one had to go to work. It was a snow emergency!
My neighbor Craig asked if I was going to be able to get out of my driveway. I told him I had a closing this afternoon and needed to get out. He offered to help me.... I told him that my husband would be back to plow me out. He knows my husband plows snow - problem is, he left at 3:30 a.m. to start plowing and you could barely tell he had removed the first 6" from the drive. I assured Craig that my hubby would get me out. It was nice that he was concerned and would have helped me. I could never have gotten that heavy stuff off the end of the drive, it was just too deep!
My car was buried in about 18" of snow! Fresh from the heavens and blown off the roof. It took over a 1/2 hour to dig it out! I couldn't open the door, the snow was too high up the side of the car. Now this is a storm!!
General Mitchell Airport was closed from 6 a.m. to 4 p.m. Rarely does the airport close, and usually for only an hour or two. This told me the storm was nasty for sure. The snow came down so fast, the plows couldn't keep up.
So, as the day went on I watched and waited. I called the bank to be sure our closing was still on. They said come in, we are here. I called the co-broke to be sure they were a go. They said yes, but one Title Company has no one to come out. We arranged to get the necessary paperwork to the bank. We are all ready! Now WE just need to get there.
I called my buyer. She was home, she is a teacher and school was canceled today - she didn't have to go in to work. I asked if she needed a ride to closing or if she could make it. She said her apartment was getting cleared out and she should be able to make it.
So off we went to the closing. The roads were bad, but we all made it. Due to a little pre-planning everything was in place and another homeowner left with keys in her hand!

Another big storm is approaching us.
Las Vegas got snow. Holy cow!! And that storm is packing trouble for us!!
We are in the path of a big storm packing alot of punch. The news is - Get ready Milwaukee area --- and most of South Eastern Wisconsin for a big one.
8 - 12" in our area, heavy - heavy - wet stuff. Then on Sunday another 6 - 8 inches.
What I like best about this kind of storm!
1. I can stay home - out of the nasty weather and still work with my Laptop. I can help people look for homes from my computer. I can help price homes for sellers. Paperwork can get done!
2. I can reach most of my clients and business associates. Most are not driving around much, usually a call to a cell phone and you find them.
3. I can take the quiet day to do the "get around to it" things around the house. I don't want to be driving anyway....
4. I could cook some Christmas treats! I never have time for that. So an extra day at home... I could do that.
5. I can get Christmas cards out.
6. I can light a fire and decorate my fireplace for the holidays.
and best of ALL:
7. I can play in the snow with Simba and pretend I'm a kid again.
