The inventory of homes available is up! What a wonderful opportunity to have so many choices. Pick your neighborhood, pick your favorite style, the market is full of choices!
Interest Rates. Rates THIS WEEK have fluctuated between 4 5/8 and 5.5% Fixed . Rates are at an all time low! I have seen rates below 5% periodically - for a day or two at a time in the past couple of years. 2 months ago the fixed rates were 6 1/2%. The economy is being stimulated and what a great advantage for today's buyers!
If you are considering a move, this may be the BEST time to do so. Don't wait --- you may miss out on a great rate and selection of homes too! I want you to know you're making a good decision and not waiting until the "right" time has passed you by. Just as in the stock market, you can't time the market and know exactly when the "best" time to jump in is. JUST DO IT!

Sales of Condominiums in Menomonee Falls show a total of 75 sales year to date. This is higher than the 2007 numbers. The total for 2007 was 61 sales. This is a 23% increase over last year. There likely will be some properties closing before year end, changing the numbers a little bit.
New listings coming on the market are down 7% from last year. There is still a good amount of inventory for buyers to choose from.
The sales in Menomonee Falls are better than most metropolitan areas are experiencing.

Sales of Condominiums in Brookfield show a total of 52 year to date. This is considerably slower than the 2007 numbers. The total for 2007 was 93 sales. There likely will be some properties closing before year end, changing the numbers a little bit.

There has been an increase in business since the election. I am not sure what that had to do with people not buying homes, or having confidence now to buy. But I can tell you I have had more appointments with buyers in the past few weeks than in the past few months.
I have seen more accepted offers in the MLS (multiple listing service) than I have seen in a long time. So don't miss a great time to buy. Call today to see what is available to you.
This could be the beginning of the market picking up. If you have been waiting for the "best" time to buy, this may be it!
Inventory is at an all - time high. You can select the property you really want. You have more to choose form than I have seen in my 20+ year career in real estate.
Prices are stable. Wisconsin was not hit by the large increases in equity, so there was no "great" fall back to values. Now prices are lower in many areas than they were at the "peak" of the market don't get me wrong.... What I want to say is there won't be and hasn't been a drastic fall in property values like we've seen on the coasts.
Real Estate is cyclical. The coasts have been up and down, great increases and great falls. Thank goodness we in the midwest have not had to weather that storm.
There are special tax benefits to owning. In addition to the savings you'll receive by having deductions for your mortgage interest and real estate taxes that you pay you may be eligible for the $7500 Tax Credit for first time buyers. (or an owner that hasn't had a property in 3 years).

With severe weather warnings going on and General Mitchell Airport in Milwaukee closing this morning, I decided to work from home today. I thought it might be safer to stay around the house, not drive - that would be better for my health.
My Simba sure enjoyed the day. There is something about snow that Golden Retrievers just love. Since it is still snowing, I played "let dog in, let dog out"
most of the day.
I'd love to have the job of a weatherman. They never have to be accurate. Just vague. The reports said, somewhere between 6 -10 inches of snow for the storm and it should end around noon. It has been snowing since last night. It is now after 4 pm and guess what? It is STILL snowing. Now the temperatures have dropped below freezing and the roads are a mess.
We have gotten somewhere around 6 inches in Menomonee Falls. Northern and further inland areas have gotten more. Near the lake has gotten less. This sure isn't the usual snow pattern here. Usually the lake area gets more.
I am so glad I stayed home! I did go out and play with Simba in the snow. It is now up to my knees in the backyard, and that makes for quite a workout trying to trudge through it. Not tought for Simba though, he looks like a deer bounding across the yard.
I have to say a short prayer for everyone to get home safely tonight. The roads are a mess and there are BIG wrecks on the expressway. So God please watch over and bring all my family, neighbors, friends and their families home safely tonight.
