The GOOD NEWS IS: Menomonee Falls has experienced increasing or steady sales for 5 out of the last 6 months. The numbers for the year are still down from 2007 but they are improving. The sales for November were 19 - dead even with 2007.
New listings in November were 30, a bit higher than the 26 for last year. Since January we have seen fewer homes coming on the market than 2007. We are down over 19.3% for the year.
This indicates the market is getting better, with fewer homes in inventory and a little quicker sales for the properties that are on the market.
Inventory is decreasing, if you are thinking of buying this may be the right time to still have a good selection

Waukesha County has experienced a down market this year as compared to last year. Sales were down in November about 34% from the 2007 numbers.
New listings are down 15%. The market seems to be in a decline for pricing of homes.
This indicates the market is bottoming out. If you are looking to purchase this may be the best time!

Most everyone is feeling the pinch this year. The economy is in a recession. Most of us on Mainstreet realized this awhile ago. It didn't take someone to put it in print this week for the average American to know it.
Times are tougher than they've been in some time. Many of the people I know are earning the same or less income than 10 years ago.
What happened? Middle management positions were eliminated. Factories and productions lines were moved to southern states or overseas.
Costs keep going up. We may be making less money, but bills have gone up!
Many have tapped all the equity out of their homes already and have none left to fall back on. So what does that leave?
CUT EXPENSES! Do it before it's a necessity.
I have helped many owners in the past few years get out from under a high cost home. High cost because they just couldn't afford it anymore. Recently I have helped some stay IN their homes, with refinancing or restructuring of their loan and some budget changes.
Things to consider in changing your budget:
Look at every expenditure. For one month write down every penny you spend. EVERY penny. Whether it is a cup of coffee or a dry cleaning bill.
Take a look at your expenses. Usually there are items that JUMP out at you.
What are you spending on:
Cable TV/Phone/Internet - Can you do without premium cable channels? Can you do without cable tv entirely? Can you consolidate your phone and tv service for a cost savings?
Entertainment - What do you spend on eating out/going out? Can you cook more meals at home for a savings? Can you eliminate anything? Do you stop for coffee everyday? Can you make a pot at home? Can you cut out every other day? Add it up, it may be worth it.
Publications - What do you spend on magazines and newspapers? Can you cut back? Can you read your favorite magazine at the Library? Can you read your paper at the office?
Gas - This one hurts lately. What can you do to conserve. I'm not saying go buy a new car - unless that makes sense. But what can you do? Drive 55 instead of 65? Turn the car off when idling more than a minute. Keep the oil changed and the tires inflated, that saves gas. Combine trips. Plan better.
Electricity and Heat - Do you have a programmable set back thermostat? This is an inexpensive item that could save you hundreds yearly. Set the heat back at night while you are sleeping and an hour before you awake set it back to your normal temperature. Also program to set back while you are at work. Turn lights off in the house that you are not using. Remove the "vampires". Appliances that are plugged in and using juice even if the appliance isn't on. Many cell phone chargers and such pull electricity even when not charging.
