8. Do research to determine if you qualify for any special mortgage or down-payment-assistance programs.

9. Calculate the costs of home ownership, including property taxes, insurance, maintenance, and association fees, if applicable.

5 Factors That Decide Your Credit Score:

Credit scores range between 200 and 800. Scores above 620 are considered desirable for obtaining a mortgage. These factors will affect your score.

1. Your payment history. Whether you paid credit card obligations on time.

2. How much you owe. Owing a great deal of money on numerous accounts can indicate that you are overextended.

3. The length of your credit history. In general, the longer the better.

4. How much new credit you have. New credit, either installment payments or new credit cards, are considered more risky, even if you pay promptly.

5. The types of credit you use. Generally, it's desirable to have more than one type of credit-installment loans, credit cards, and a mortgage, for example.

Your credit report is a record of information about your credit payment history. Private companies called credit bureaus compile credit reports. There are three primary credit bureaus in the United States: Equifax, Experian, and TransUnion. Each of the credit bureaus gathers information about consumers from a combination of public records, such as court documents and property tax rolls, and reports provided by businesses, such as banks, finance companies, and utility companies.

You can purchase a copy of your credit report directly from each of the credit bureaus.

  • If you are denied credit based on information in a credit report, the lender must tell you which reporting bureau was used, and the credit bureau must then provide you with a copy free of charge.
  • If you disagree with information in your credit report, you have the right to challenge that information.
