The number of condos/townhomes on the active market in Moore County has remained virtually constant over the last four months with 155 on the market as of March 1, 2008 and 156 on the market as of June 1, 2008. While there were slight variations among the communities within Moore County, the numbers do not carry any numerical significance.

Here are the statistics for the last four months.

The Pinehurst - Southern Pines Area Association of Realtors' Multiple Listing Service carried 155 Active Listings for Condos/Townhomes within Moore County as of June 1, 2008. Of those listings, 77 were located in Pinehurst while 47 were located in Southern Pines. The others were located in Aberdeen (14), Carthage (5), Foxfire (6), Seven Lakes (2), Whispering Pines (1), and Woodlake (3).

The Pinehurst - Southern Pines Area Association of Realtors' Multiple Listing Service carried 161 Active Listings for Condos/Townhomes within Moore County as of May 1, 2008. Of those listings, 77 were located in Pinehurst while 53 were located in Southern Pines. The others were located in Aberdeen (15), Carthage (5), Foxfire (4), Seven Lakes (2), Whispering Pines (1), and Woodlake (4).

This compared to 156 Active Listings for Condos/Townhomes within Moore County as of April 1, 2008. Of those listings, 73 were located in Pinehurst while 55 were located in Southern Pines. The others were located in Aberdeen (13), Carthage (5), Foxfire (3), Seven Lakes (2), Whispering Pines (1), and Woodlake (4).

As of March 1, 2008. the Pinehurst - Southern Pines Area Association of Realtors' Multiple Listing Service carried 156 Active Listings for Condos/Townhomes within Moore County. Of those listings, 69 were located in Pinehurst while 57 were located in Southern Pines. RISE IN "ACTIVE" SINGLE FAMILY HOME MARKET PRICES AND DECREASE IN DAYS ON MARKET DESPITE INCREASED INVENTORY SHOWS STRENGTH OF MARKET IN MOORE COUNTY, NC

While as of June 1, 2008 there were 164 more single family homes within Moore County on the market than as of February 2, 2008, the average price of these homes was $15,102 higher while the median price was only $150 less. More importantly, the average days on the market increased only by four days and the median days on the market actually decreased by 11 days. While the average price information could suggest that more higher priced homes are coming on the market rather than an actual appreciation in home values, the averge and median days on the market data continues to confirm the absorption rate health of the overall real estate market in this area. This information does not take into account any homes that may have been withdrawn from the market due to lack of sale.

Moore County ACTIVE Inventory in Multiple Listing Service - June 1, 2008

The Pinehurst - Southern Pines Area Association of Realtors' Multiple Listing Service carried 1278 Active Listings within Moore County as of June 1, 2008. Of those listings, 996 were single family homes, 43 were single family homes with acreage, 155 were condo/townhomes, 43 were horse farms, 40 were manufactured homes, and 1 was Build to Suit.

The total properties on the market increased this month by only 16, although single family homes increased by 22, while condo/townhomes decreased by 6, horse farms decreased by 2 and manufactured homes increased by 2. These statistics suggest that the area is continuing to absorb well the new listings coming on the market and is not experiencing the major declines in sales affecting other areas.

The Pinehurst - Southern Pines Area Association of Realtors' Multiple Listing Service carried 1262 Active Listings within Moore County as of May 1, 2008. Of those listings, 974 were single family homes, 43 were single family homes with acreage, 161 were condo/townhomes, 45 were horse farms, 38 were manufactured homes, and 1 was Build to Suit.

The total properties on the market increased by 43, continuing the trend experienced each month since February. Increases were experienced in all categories except horse farms (reduced by two) when compared to those posted for Apri, 2008, which were:

Of those listings, 945 were single family homes, 37 were single family homes with acreage, 156 were condo/townhomes, 47 were horse farms, and 34 were manufactured homes.

While the total properties on the market increased by 60, single family homes increased by 72, while manufactured homes decreased by 7. The other categories remained essentially the same as those posted for March, 2008, which were:
