WATERFRONT PROPERTIES IN MOORE COUNTY, NC CONTINUE TO HOLD THEIR VALUE

Waterfront properties continue to command premium prices throughout Moore County. Of the 813 single family homes sold in 2008, only 49 were located on the water. Of those, 25 sold for $400,000 or more, and only 8 sold for under $300,000. Ten of these properties were located in Whispering Pines, and together commanded a median sold price of $370,000 and an average sold price of $384,029.

Helpful Hints for Your Septic System

Helpful Hints-This time its for your Septic System

For those of you who live where you have a a Septic System and enjoy a large Jacuzzi tub in your bathroom, here is a Helpful Hint from Jeff of Marlin's Septic Service.

Many of these wonderful soaking tubs hold up to 100 gallons of water. Your septic tank is typically a 1000 gallon tank. That means that when you let the water out of this tub, 10% of the volume of your septic tank must be displaced.

If you let the water out of the tub all at once by "pulling the plug", it is highly likely that you will create "turbulence" in the tank as it works hard to accept the rush of so much water all at once. This action could possibly cause the "sludge" resting on the bottom of the tank or the "fats" floating on the top to be agitated into the liquid contents of the tank and dispersed into your leach lines. This is not good for the long term serviceability of your septic system.

This does not mean you should stop using your tub! All you need to do is to let the water out very slowly-yes, take at least an hour to do so. You and your pocketbook will be glad that you implemented this simple step to help lengthen the life of your septic system.

The 2008 average and median sold prices of Single Family homes in Whispering Winds ($330,863 and $307,905 respectively) bucked the overall trend in Whispering Pines by increasing over those of 2007 ($298912 and $296,700) as well as 2006 ($301,325 and $292,623). These figures reflect, among other things, the building and sale of larger homes in this subdivision, including one over 4800 SF.

There are currently nine homes in Whispering Winds on the market, with an average asking price of $343,932 and a median asking price of $330,000. Whispering Pines - Active Listings for Year 2008

Active Homes on the Market in Whispering Pines, NC

As of January 2, 2009, there were 75 Single Family Homes on the market in the greater Whispering Pines area. The price of these homes ranged from a low of $79,900 to a high of $474,000. The median asking price was $304,900 and the average asking price was $293,921.

The number of active Single Family Homes on the market over the last 12 months has fluctuated from a low of 70 in February, 2008 to a high of 98 in May, 2008. This number is dynamic as homes move from one status category to another (active, pending, sold), and should be looked at in a general fashion rather than viewed too literally. In summary, the number of homes on the market in WP at any one time has not fluctuated dramatically over the past 12 months, and our total inventory has not increased significantly as one might suspect. However, we are aware that several homes that did not sell in a reasonable time have been withdrawn from the market, thereby skewing the overall picture of the health of our market. We all know that the nation is in a very difficult economic downturn, and real estate in our area is not immune primarily because many who would like to relocate here cannot sell their homes in other parts of the country.

If you wish to sell your present home and buy another house at the same time, it really does not matter when you sell as you will be affected by the same market conditions on both transactions. If you are in the market just to buy a home, this is the time to find the home of your dreams and a broker with strong negotiating skills and market knowledge who can help you maximize a lifetime opportunity.
