The name of New The Woodlands, Tx Franchise of Texas Collegiate Baseball Team is the the Woodlands Strykers. The name honors our Vets by using the Name of the the Stryker Armored Vehicle which was named after PFC Stuart S. Stryker and Specialist Robert F. Stryker who posthumously received the Medal of Honor for defending our country.
The Logo pays homage to the Oil Industry that has made the Woodlands Texas great. Kind of like a Double Play

As noted in my previous post the HAP $10,000 Down payment assistance program ran out of money in late 2011. First the Good news the HTF- HAP $10,000 Texas Down payment assistance program is coming back within the next few weeks. The not so good news is that TDHCA will only be allocating $1,000,000 and that is enough for less than 100 loans across the state of Texas.
Once this funding is gone the program will be discontinued and it will NOT come back. Of the down payment assistance programs in the state of Texas the HAP down payment assistance program is by far the best and has the lowest fees of any down payment assistance program in the state of Texas for First time home buyers. As announced on January,26 2012 FHA is considering Lowering the Seller contributions. The HAP $10,000 Texas down payment assistance program was the only program that a first time home buyer could use to get into a home with very little to no down payment. However, while most down payment assistance programs in the state of Texas such as Homes for Heroes and TDHCA Bond 77 will assist you with the down payment they do not cover much if any of the closing costs. For example on Bond 77 TDHCA provides you with the down payment but does not provide you with the closing costs. The same is true with with the Homes for Heroes down payment assistance program. The HAP $10,000 down payment assistance program solves all of these problems for Texans wishing to purchase their first home.
It cannot be underscored enough that if you are considering using the HAP $10,000 down
payment assistance program in Texas that you get your application in to a Lender that is approved to offer the program immediately. It was brought up in 2010 and commentary from the public was an overwhelming NO. So the Proposal was shelved. However with the new year this proposal has gained new life with the Federal Housing Administration and HUD. As the refinement in home mortgage lending has occurred over the past 5 years. Delinquencies are down sharply as noted in this article by Housingwire. So who will this impact the most? First time Home Buyers who use down payment assistance on more affordable homes.
As it stands now using down payment assistance programs such as Bond 77 and it's higher costs would prevent thousands of First Time Home buyers in Texas from using popular programs like Bond 77, Homes for Heroes and other programs that provide assistance for the down payment but not for closing costs.
Lets use the example of a $100,000 house. Total closing Costs of Tax and Insurance Escrows, 1-year of Insurance, Title and Lender fees are fairly fixed and exceed $3,000. Currently the seller may pay up to 6% or $6,000 and this is adequate for homes even that are in higher cost county such as Harris County that has higher Taxes and towards the the coast would have windstorm and flood insurance requirements. Under this proposal anything in excess of the $3,000 would have to be paid for with either cash or a gift to the buyer.
This very fact would knock thousands of first time home buyers, educators, firemen and law enforcement from using down payment assistance in Texas. As a result the housing market which is so important to our national economic recovery would suffer.
FHAs Motto to Serve the Undeserved looks like it needs to be changed.

in Texas is that the bond 77 Texas Down payment assistance program is back after transitioning to another servicing company. If you have been waiting for funds to become available after the after the last program servicer terminated their involvement with the program you can now get a new start with the new year. You may want to hurry because program funds are low the current allotment "Lot 17" is expected to be exhausted by January 15, 2012. As always with all Texas first time home buyer down payment assistance programs this program will not receive any funds once funds are exhausted.
Although additional funds have not been allocated to the Bond 77 down payment assistance program funds that were not used in previous allocations have been recycled and will be available with each allotment.
Bond 77 allotment 17 funds are now availabe. As noted in my previous post in an effort to lengthen the amount of time that Bond 77 Down Payment assistance is available TDHCA has slashed the amount of down payment assistance available to each buyer by 20%.
The interest rate for the TDHCA Texas down payment assistance for the new allotment #17 is only slightly lower since previous allotments even though market rates have fallen dramatically . The program is rapidly running out of money and is not expected to last much longer. To make sure you receive down payment assistance in Texas you need to have your current lender register your loan immediately and close your loan by February 15th. If you are not working with a lender that can do Texas Down Payment Assistance programs you will want to fill out our online application here and we would be delighted to assist you with your loan as soon as possible before funds are gone. As mentioned on my original post the program will not be re-funded once funds are exhausted. Based on current usage even with the reduced down payment assistance it is estimated that down payment assistance from the state of Texas will be exhausted by the early next year.
If you are already working with another lender you MUST contact them to obtain the assistance. If they cannot do bond 77 we will be happy to assist you and transfer your application to our office. You may start the process by using our online application here.
To qualify for these programs you must be able to qualify for a regular FHA Mortgage. If you cannot qualify and be approved by an approved TDHCA Lender you cannot receive the funds for bond 77. The Centennial Celebration is called "Century of the Gentry". At Main and Simontonin downtown Conroe from 5pm to 9pm. There will be antique cars of the Era on display, barber shop quartets, people in costumes of the era, musical groups and of course refreshments serves at the Hilson's onMain.
A short history of the Gentry Building is after the second fire in Conroe that destroyed 65-structures the Gentry building became the first building to meet the newly mandated code requiring stone, brick or cement that could withstand a similar fire. Within the past 100-years the Gentry building has been home to many different businesses that include a newspaper, bank, barber shop, meat market and even the District Attorney's main offices.
There will be volunteers dressed in period clothing however, attendees are encouraged to dress in fashions of the period to add to the ambiance.
Also being celebrated is another treasure of Conroe the restored landmark, the Madeley Building just around the corner which is home to the Conroe Art League.
