School System

Old Bethpage's school system is the Plainview-Old Bethpage Central school district #4. This school district contains one high school, two middle schools, four elementary schools and a kindergarten center. Of these schools, the only one located in Old Bethpage proper, is the Old Bethpage Grade School.

Old Bethpage also had its own one room school house named the Little Red Schoolhouse. This building, which stood until the 1970s, was located appropriately enough, on Schoolhouse Road, just off of Round Swamp Road. The building was torn down and the property developed into several houses.

Parks

Old Bethpage has a number of community parks tucked in between its homes. For residents, the primary park is the Old Bethpage Park, located on Haypath Road. This park features two tennis courts, baseball and softball fields, a basketball court, playgrounds and a community center. For out-of-towners, the town is also home to the Battle Row Campground, which provides accommodations for trailers and tent camping.

Entertainment

Old Bethpage is home to the Old Bethpage Village Restoration, an authentic recreation of a mid-19th century Long Island village, complete with farmhouses, a blacksmith, general store, cobbler, school house and church.

Sports

Old Bethpage is home to "Skate Safe of America", which provides facilities for roller hockey and other indoor sports.

Trivia

  • Actor John Savage was born in Old Bethpage.
  • Apprentice candidate and businessman Brian Mandelbaum grew up in Old Bethpage.
  • Portions of the Long Island Motor Parkway ran through Old Bethpage. Street names such as "Vanderbilt Lane", "Motor Parkway" and "Toll Place" serve as reminders. Segments of the old roadbed and some bridges can still be seen in some places. For example, in Battle Row Campground, Bethpage State Park, and theOld Bethpage Village Restoration.
  • At one time a railroad, the Central Railroad of Long Island, ran a spur to a brickworks plant which opened in Old Bethpage in the 1860s. The brickworks had been established to supply necessary materials to Alexander Stewart's Garden City. The remnants of a locomotive turntable can be found in the woods on the east side of Round Swamp Road, in Bethpage State Park
  • Prior to its development as a suburb, the area that is now Lark Avenue roughly between Belair Drive and Lee Place, was once a shooting range.
  • The stretch of undeveloped land which starts in Bethpage State Park and crosses Haypath Road, Old Bethpage Road and Old Country Road, was originally purchased as a right of way by the State of New York, for a proposed extension of the Bethpage State Parkway to the Long Island Expressway. The intersection of these two roads would have been Exit 47 on the Expressway. There is still no Exit 47, with the LIE skipping from Exit 46 to Exit 48.

Price must be Compelling

"Make the Price Compelling"

One of the most important words I read this past month came from Steve Harney's, Keeping Matters Current newsletter. It was the word "Compelling"

To all Realtors, please do your due diligence. Before you just take a listing, teach, and educate the Seller. They need to understand today's real estate market or you will be doing them a disservice.

Below are two real examples of mispriced properties, this past year. Use these or your own your own examples and include them in your listing presentation. Teach and educate them, and you will be recognized as a true professional.

This is the time to Buy and Sell

According to all market indicators, the first quarter of 2010 will have the biggest jump

in existing home sales in the Plainview Old Bethpage area since the markets

unfortunate down turn. The government has been purposely creating programs to

give buyers an incentive to purchase now.

There are three reasons for this.

First: According to the National Association of Realtors, existing home prices in the

northeast have dropped by 13% as compared to the same time last year. This drop

makes it more affordable for first time buyers to purchase a home.

Secondly: Interest rates today are being held at an artificially low level due to the

government action of buying Mortgage Back Securities. As of March 31, our

government intends to stop buying Mortgage Back Securities.

And finally: According to knowledgeable economists we should start to see a steady

rise in mortgage interest rates. Ideally, this would result in the buyers motivation to

purchase now, rather than later so as to take advantage of these low interest rates.

This critical knowledge is supported by many respected sources, as shown below.

HSH & Associates:

rates will nudge closer to 6% than 5%

Moody’s Economy.com:

6 percent that sounds about right

Washington Post:

6 percent by the end of 2010

Barry Habib:

It could be as high as 6.5%

Morgan Stanley:

7.5 percent to 8 percent

Taken from Steve Harney’s, Keeping Current Matters.

The New York Times reported on July 27 2009 “If prices come down another 10%

but interest rates increase by 1 percentage point, that would mean the same monthly

payment today versus waiting.”

A little known fact is that Federal Homebuyers Tax Credit, was expanded to

included existing homeowners. For more information go to:

www.arthurhasher.com/taxcredit. This amazing opportunity is set to expire on April

30, 2010. The government has stated that “there will be no renewal” of this

opportunity.

The Supply and Demand Theory

Considering all of the factors above, the first quarter in the Plainview Old Bethpage

real estate market is an amazing opportunity that should not be missed. If you take

advantage of the knowledge provided here, you would have your pick of the litter and

the cream of the crop would be made available to YOU. There is so much inventory

to choose from, now is the best time to act while all the best the government has to

offer has been made available.

For sellers, NOW is the best time to get your home on the market. No one would

want to miss such an opportunity in this first quarter, with such highly motivated

buyers. The second half of the year does not look as promising for the existing

home sales around country, or for the Plainview Old Bethpage area.

After this first quarter, the government appears to be moving in a direction that would

attempt to clear up the short sale and foreclosure debacle our country is

experiencing. This problem will be the subject of one of my many future blogs to

come, so please return for future details on the subject of the United States serious

Real Estate troubles. Thank you for your time.
