While perusing the MLS this morning, I stumbled across a great looking home that was extremely well kept and appears to have the benefit of a true green thumb living within and caring for the property. It's not too pricey, by any means, but at the top of my clients range. So, I scrolled to the private remarks to check out any additional info.
And... ... Wait a minute, I'm confused...
So, this house comes with a school, a 'homedepot' and a kholls in the back?! Holy cow, what a steal! There's something for Mom, Dad and the little ones!

If you have read any of my previous posts, you know that one of my joys in life is my two year old yellow lab, Molly Myers.
We may have a new baby sister coming soon, as an old friend I ran into and had the chance to catch up with is looking for a reliable doglover to adopt her one year old, Roxie. Until then, Molly continues to indulge in her playdates with SWAT, my in-laws' German Shepherd.
In real estate, negotiations can pull back and forth and sometimes emotions get high. But in the end, it's all just a part of the game - the important part is keeping positive about it all and reaching a happy place with that special item, your home.
Credit Card Rate Increase? An Even Better Reason to Cut those Cards!
Are you a shopper? Do you use money like it's imaginary, simply the transfer of digits from one account to another? Planning on charging most of your holiday shopping this Fall/Winter? Furthermore, have you had that nagging voice from the back of your brain (or your spouse) to cut the cards and clean up the clutter?
There's never been a better time to charge ahead and cut those cards!
With the low rates that the market is seeing, Banks have been able to continue to lend, profit and gain on entities throughout the crunch - even banks that were bailed out. Many have credited this as the trigger for the nations mortgage recovery and the continued numbers of home purchases being made today. And when you combine the bailouts with the margin realized, you start to see some pretty big 'motivation' for these institutions.
Now factor in a potential raise in credit card rates.
Mandated changes are coming with regards to the credit rate hikes seen as of late, but many institutions have requested additional time to prepare for these changes. With this time extension (till February of 2010), some institutions are taking the opportunity to attempt a rate increase while it's still legal. Two big namers have begun these rate increases - amounting up to a 20% increase, sometimes even on accounts that have never posted late payments!
Just in time for your holiday shopping bonanza, huh?
If you should receive any notice in the mail claiming a rate hike, stop using the credit card immediately! Contact that lender and let them know that you are "Opting Out" which will defer the rate hike and freeze your current rate - use this time to transfer the balance to another card with a lower rate or pay the entirity of the balance off.
There are proposed measures in place to prevent credit card companies from these unfair tactics and move to speed up the reform deadline to December of this year. You can read more about the measures here.
Either way, there's never been a better time to cut those cards and work towards a more free financial future.
Big news for First Time homebuyers that are still on the hunt for that perfect place to call their own. Key lawmakers in the Senate have tentatively agreed with the proposed extension to the $8,000 Tax Credit as well as a new $6,500 credit for existing homeowners who have lived in their current homes for five years consecutively.
This news comes at the tail end of our current First Time Homebuyer Tax Credit deadline, scheduled for a drop date at the end of November (closing and settlement must be completed prior to November 30th).
Along with changes in income cap eligibility, Home purchasers who are under contract by April 30th of 2010 and who close before July 1st would be eligible. Furthermore, members of the military who have been oversees for over 90 days (during 2008-2009) would be given this tax credit opportunity until April 30th of the following year, 2011.
Interested homebuyers should remember that the caveat for this tax credit is that you must remain in the newly purchased home for a 3 year minimum, which helps to boost sales for owner occupants instead of investment purchases.
More news will come of the possibility of the Homebuyer Tax Credit Extension - many are looking into the nuances of claiming the Tax Credit as many cases of abuse have been reported, including minors receiving the tax credit (even a four year old). In addition, many feel that this Tax Credit is simply acting as a costly 'band-aid' for the nations housing market.
More news in the coming days - the entire Senate must still vote on the bill which includes these items.
