Homes for Sale in the Riverstone area of Brampton East have generated alot of excitement. As a Remax Agent, I have sold 2 deals in this Brampton area community in the last month.

In this community, I have witnessed some of the most enthusiastic buyers that I have ever seen. Many of the buyers are looking to move-up or down-size from their current homes in the area. They love being in the area so much, while they need to change homes, they dont want to leave the area.

Riverside Golf & Country Club was built as a central feature of the neighborhood. When the developer originally sold the site, ever homeowner became a Charter member of the club.

The property that I most recently sold was on Don Minaker Drive - just near the Golf Club. This area is between The Gore Road & McVean in Brampton.

I have a unque view of the market as a Re/max agent in Toronto. In my day-to-day dealings, I understand the sentiment on the street. I have insight as to how the market is chaning on a day-to-day basis.

My experience in Today's market is that good inventory remains tight. The best homes are sold fast. To maximize interest, homes must be properly marketed and priced at fair market value. Buyers are more cautious than ever about about overpaying. The focus remains on buying on value.

According to the Canadian Real Estate Association (CREA), national resale housing activity picked up in September 2011.

Highlights:

  • Sales activity rose 2.7 per cent in September from the previous month.
  • Holding in line with the ten-year average, activity during the first nine months of this year pulled ahead of sales over the same period last year.
  • The number of newly listed homes held steady when compared to the previous month.
  • The national housing market tightened in September from the month before, but remains firmly entrenched in balanced territory.
  • The national average price posted the smallest year-over-year increase since January.

A total of 361,749 homes have traded hands via Canadian MLS® Systems to date this year. This is 1.2 per cent above levels for the same period in 2010, and in line with the ten-year average.

The Canadian housing market remains a bright spot against a backdrop of mixed headline news about the global economy,” said Gary Morse, CREA President. “Low mortgage rates continue to draw buyers to the housing market, while recently tightened mortgage regulations are working as intended.

September Rounds Out a Strong Third Quarter: Transactions Up 25%

Toronto's real estate markets is on a roll. The Toronto Real Estate Board reports that

sales volume is up +25%. Nationally, the Canadian Real Estate Board reports that we seem to be in a balanced market with supply meeting demand.

October 5, 2011 -- Greater Toronto REALTORS® reported 7,658 transactions through the TorontoMLS® system in September - a 25 per cent increase over September 2010. Sales during the first three quarters of 2011 amounted to 70,588, representing a 2.6 per cent increase compared to the first nine months of 2010.

"We have experienced strong growth in sales so far this year, with a much more active summer compared to 2010. However, while sales have been strong, we have continued to experience a shortage of listings, resulting in more competition between home buyers," said Toronto Real Estate Board President Richard Silver.

"Over the past few months, the listing situation has started to improve, so we expect home buyers will have more homes to choose from in the months ahead." With annual growth in sales (+25 per cent) outstripping annual growth in new listings (+15 per cent) in September, market conditions became tighter and the average selling price continued to grow by close to 10 per cent on a year-over-year basis.

"Strong price growth through the first nine months of the year was mitigated to a great degree by low interest rates and rising incomes," said the Toronto Real Estate Board's Senior Manager of Market Analysis Jason Mercer. "As buyers continue to take advantage of the affordable home ownership options in the GTA, we remain on pace for the second best year for sales under the current TREB market area."
