Have you ever found yourself running around town with a Client who has no clue what they are looking for? I know you did that at least once.
I know that it's our job to guide people through the process and accommodate their changing needs. I know that most of the time, some indecision, especially in the market saturated with listings is quite normal. I know that there are times that a Client simply doesn't know what they want and need. Why? Because they didn't do their homework. And you didn't help them with it.
Last four months my schedule was filled with showings for this one Client. She was downsizing and changing her lifestyle, looking for just the right unit in our developing waterfront condo community.
Her list of wants and needs was long, but the point is... she had a list! We were even able to narrow our choices down to two beautiful water front towers. She still wanted to see every unit coming on the market, but her list made it easier to selectively pick the once that would work for her.
Somewhere at the end of third month of the search, the thoughts crept in... "how much longer?" "why can't she make up her mind?"... With those thoughts the guilt came. Why would I rush this woman in her decision? This will be her last move, her last home. Slow it down, and find her what she wants... Make her happy.
So I waited. By now we were down to the south tower, north side (for the view of the lake and the city) and higher than 6th floor... Talk about narrowing your selection and choices down to... nothing! There was nothing available within those parameters in that building.
I was like a hawk, anything new in there, and I had to see it first!
And then it happened! Penthouse unit, just right size, all the right finishes and amenities, even the price was right on the dot... coming up the elevator I just didn't know it it will be the right side of the building...
Then we entered the apartment, and you could see it in her face, she was almost home... all that was left to see was the view. We slowly progressed through the unit, looking at the bathrooms and the bedrooms and finally (as if we both wanted to leave the best for last) we came to the balcony. The smile on her face warmed up my heart! This was her view! The one I heard about on day one and then each time we've seen each other over the last 4 months.
She found her dream home, because she knew exactly what she wanted... and I was lucky enough to be there with her, every step of the way. I'm very thankful for that.

Happy New Year Everyone!
I was fortunate enough to welcome the New Year in Cuba, on a white, sandy beach with my closest friends and my family. Today that night is a dreamy memory that I will cherish for a long time.
Coming back to reality was qute difficult, usual 4am wake-up calls (don't ask), and the long drive to Barrie will again become my daily routines. But surprisingly, I was eager to come back and get things going again.
I discovered that my optimism is still there and that I feel happy, rested and somehow sure of what will come my way this year. Perhaps it is the adrenaline of the new beginning that comes with the New Year, maybe it's just the leftover sugar rush from Christmas indulgence... But whatever it is I will try to nurture this happy, optimistic feeling for as long as I can.
My New Years Promises to myself are different:
I will stay close to those who make me feel good, I will remove myself from the proximity of those with pessimistic tendencies. I will look for the better, brighter side of things and search the positive in every project and every deal. I will make this year a Good Year!
I wish you all the same, happy filling inside, may you discover your own little voice that reasures you that all will go as planned this year.

Those homeowners planning to sell early in the New Year should take a moment to plan ahead. Timing is important when entering a Real Estate Market.
If you want a painless sale with a truly beneficial outcome, your home must be picture perfect, priced well and ready to be promoted and marketed by your chosen Realtor by the end of February! If you need more time, be sure to have ready for the Market by the week, following March Break, any later than that… and you may be disappointed.
This is the time to keep the realities of this new Buyers Market in mind. Be ready and do not leave anything to chance!
If your home needs a slight cosmetic upgrade… go and do what needs to be done BEFORE you list it. Call your Realtor now, before Christmas, and ask for advice. Last thing we want you to do is to spend more money than needed!
Set a realistic budget, make a list of all items that need your attention, and be honest with yourself about your abilities to do the job yourself. If you need help, ask for it, friends and relatives will be willing to help with things you can’t handle.
If something in your home bothers you, like that leaking faucet, you can be sure that the buyer will notice it and it will give them the opportunity to ask for the price reduction.
De-clutter and remove things that will distract the potential buyer. Remember, they are not there to admire your family pictures.
The point is to present your home in the best possible light, so when it time to compete with other listings it will standout from the crowd.
Be sure to truly listen to pricing advice from your Realtor, we do have special techniques that we use to even give you an idea how long it will take to sell, based on your asking price… Doing it right the first time is the way to go!
Choose a Realtor who does more than most other Realtors. In this Market, you need to have access to innovative promotion and advertising ways, and you need someone who will do their job right, so you don’t have to worry.

HAPPY THANKSGIVING!
It’s Turkey Time!
• Why do turkeys always go, "gobble, gobble"? Because they never learned good table manners!
Thanksgiving Family Project
Make a “Turkey” using a pumpkin, sticks, leafs & gourds. Fun project for entire family!
You will need:
- 1 straight stick
- 2 sticks that look like turkey feet (three small branches at one end)
- some fluffy, feathery grass
- colourful pointy leafs
- pumpkin with one flat side (for the body)
- a gourd (for the head)
-your dad/mom with a drill
-your mom/dad with a glue gun
Position the pumpkin flat side down, & ask an adult to drill three holes in your pumpkin, the size of the sticks you have: one at the top, for the neck and two at the bottom for the legs.
- drill one hole in the wide end of the gourd
- using a hot glue gun (with your mom or dad), glue the sticks in the drilled holes, and glue the gourd onto the neck-stick
-glue the fluffy grass to the “other end” of the turkey for “feathered tail and glue small leafs to the ‘turkey breast” area. Don’t forget to position some of the grass and leaves at the sides for wings!
