I obviously have a very strong opinion on this and feel that owning a unique website, one that catapults me to the top of major search engines is a great advantage and an enormous benefit to my Clients.
We all know about the statistics, the facts and published data stating the about 85% - 90% of home buyers starts their search online.
So how do we take advantage of those numbers? We place ourselves online. People do it by blogging, writing articles, and creating quality, unique websites that are filled with valuable information and content. Only that way you can distinguish yourself from others. The key here is to have a website that can be easily found among millions of other websites online.
So many Realtors however, still conduct their business without a website and to be honest I wonder how they do it. So here is The Question, and I direct it to the Realtors and to the Public, the Potential Clients, all those who we, the Realtors aspire to serve.
Do you feel that having a quality website is important in our Business?
If you are a Realtor, do you own a website that can be found by your Potential Clients who do not now your name yet?
If you are a Home Seller, or a Purchaser, do you feel that a Realtor with such website will be able to serve your needs better?

I’m sure you’ve heard by now, that we are slowly entering a Buyers market in Barrie. Big changes are on the way, and it’s all good, even for the Sellers, if they know how to handle those changes.
So if you are one of those lucky people looking for a home today, hold on to your seat! There are great opportunities here! There are 962 listings in Barrie today, I’m sure you will find something that suits your needs.
So how do you do that? How do you pick the ones that truly interest you.
Well, you need to have a plan and some help.
If you already live in Barrie, you will now what areas you would like to live in. This will be determined by the school your kids go to, or perhaps the proximity to your work, or just a prestige of an area.
Then, you will need to sit down and list all your wants and needs in order of importance. This will include the practical needs like: I can’t handle stairs - will go for a bungalow, or I must have a separate office - will look for something with 5 bedrooms, I need room for all my tools - will search for a house with a huge garage.
Depending on your personal situation, your wants may be someone else’s needs and vice versa. Just be sure that everyone in your family has a good idea of what their wants & needs are. Now you have a picture of a house that you will look for.
Then of course, you need to consider the price. If you’re not sure what you can truly afford, talk to your Realtor. They will direct you to a Mortgage Specialist who will evaluate your financial capabilities and give you some numbers that you can safely work with.
Once all of this is taken care of, contact your Realtor and set up a meeting to talk to her about your plan of action. Be honest, the more she knows about it the better. She will not waste your time with properties that will not suit your needs. Do not be afraid to speak up your concerns and mention everything that you may be unsure of. She is there to help. Your relationship will be build on trust and understanding that goes both ways.
Be sure to choose one Realtor and work with her. If you already engaged someone else to look for a home for you, do not approach another Realtor to do the same. That is waste of your time and the time of a Realtor, we all have access to the same information and you will not get ahead by running around town with 3 Realtors looking at the same homes. Choose one Realtor that you feel comfortable with, and be sure to sign a Buyer Agency Agreement, it lists and explains all the responsibilities and an obligation of an Agent working for you, as well as what is expected of you as a Client.
All of this is to make sure that everyone is on the same page. Don’t worry if your wants and needs change in the process of house hunting. A good Realtor will be able to reconfigure her search and move you on your way to that one home that was meant to be yours.
One more word of advice: If you are looking to buy, but also have a home to sell… be sure to do that first. It will take a bit longer to sell than in recent years, so just to be sure, take that out of the way first.
