Barrie Market is slowing down, and yes, it’s a good thing. Just read Mark’s post below. He explains the issue quite well. I want to address the technical aspects of the situation. What we as Consumers, Home Owners – Sellers, Buyers and Investors need to know in order to get through this Market Slowdown without a glitch.
If you own a home and plan on selling it in the near future, now more than ever you need to consider timing, price and state of your home.
Over last 6-7 years, most of us in Barrie have been used to great market conditions, when homes sold in weeks, not months, where you could buy a home today and sell it a year latter for $100K more. It never really mattered when during the year that home was listed. Yes, August would slow down a bit and November/December showed a small change, but it was not a big deal. You knew that the house will sell.
Today things are somewhat different and we all must adjust to those changes.
Timing refers to when your home is listed. If you plan to sell soon, get going now. Most buyers will want to be in that new home by December. So… guess when will they start looking? Right about NOW. So list soon.
Pricing is another crucial element. Listen to what your Realtor is saying about prices in your area at the moment. Price your property accordingly to the current Market Value. If you decide to play the “I have time, I can wait to get the money I want” game… you may loose much more in the end.
If you overprice your property, it will not sell. That is just a simple fact. Nothing that your Realtor does, (not an Open House every weekend, not the weekly advertising in every paper in town) will change that. Buyers know that this is their time now, it’s their market. They are well informed and know the true market values in their area of interest. Why would they pay more? Would you?
How is your home doing? Is it tired looking, a bit outdated? Perhaps there are elements that need to be fixed or replaced? Do not give the potential buyer the opportunity to ask for price reduction because of “things that need to be done…” Instead WOW them before they get to the front door! Immaculate walkway, sparkling windows, freshly planted flowers (whatever you planted in spring, looks quite tired today)… So before they get to the house, they will be anticipating what’s inside! Do not disappoint them! De-cluttered and clean, with fresh smelling interior, light paint and not overstuffed with furniture. Same goes for the back yard. Just aim for the look of a model home. That’s after all what sells homes.
People just don’t want the hustle of fixing stuff up, unless that is what they are looking for – a fixer upper. Then, they want it… dirt cheap. So keep that in mind.
So if you have those three items under control, you should not have problems selling your home. Remember that homes sell in every market. You just need to know how to work with the given market. If you are a buyer on the other hand… you must read my newest post!

You may be in your early 20’s perhaps you are a bit older with a young family. This is your time in life to get into the Real Estate market and get things going on the right track. This is the best time to buy your first home.
I remember my first time very well. In fact, it is one of my favorite memories. The most exciting time, the filling of pride and accomplishment. To be able to say good bye to my landlord and to start on a journey to financial freedoms.
At first I wasn’t even sure we could afford a home. I had absolutely no idea. Homeownership seamed so prestigious, not for me and my family… But then, one beautiful Autumn day we went for a drive and came across some Builder offices… We walked in, asked questions, looked at some home plans and... went back home with ideas in our heads!
Perhaps this was possible...
Two weeks later, after going through all the pros and cons, and finding our that a mortgage was well within our reach, we bought a house!
We were lucky to come into the game at the right moment. The conditions were perfect, a slow market was just picking up and the mortgage rates were low, the 5% down payment was also quite manageable, and so… just like that we were the homeowners!
Our monthly payments were almost the same as the rent that we were paying into someone else’s pockets…
Since that first home, that we bought 11 years ago with less than $10,000 of our own money… , there were 3 more with the last one being our dream home in the perfect country setting, custom build by my husband & me… And the best part is… we own that home!
No more mortgage! Hurray! Now, what can I do with that extra $$$... I will find a way to make it work for me, perhaps an investment property? (but that’s a different story)
So, you see, we leveraged our way up the Real Estate ladder using our biggest asset: each of our consecutive homes. You can do it too. And now is the time to look into the possibilities. You may be nicely surprised!

Fixer Upper Craze is here! In the wake of all the HGTV shows about "flipping houses" i.e. renovating and selling, Realtors find themselves with a renewed interest in such opportunities on part of their Clients.
Some of them understand what's involved in such endeavor and come to the table with realistic expectations; others look for imaginary homes that are supposedly listed at $100,000 in the market that sells a fixer upper for $200,000…
The second group is very reluctant to guidance from a Realtor, and yet we have to try to get them to where they should be realistically. If we let them stay in their dream world of "I can get it for a 100K", they will end up drastically disappointed and angry.
Their believes come from years of watching those "flip shows" most of which are filmed in US (where, let’s be honest, almost EVERYTHING is cheaper). Those House-Flip-Professionals-To-Be usually have no prior construction experience and are not design-savvy.
But there is always time to get them on the right track.
Ask the right questions to find out about their true plans
Find out about their true financial & technical abilities
Explain Current Market Conditions, Projected Trends & other Important Aspects of House Flipping
Talk to them about what they should expect during their Flipping Project
Once you have this talk and everyone is still on-board and excited to proceed with the fixer upper purchase, have fun with it. There are homes out there suitable for such endevours, just waiting for the right person to come along.

You may think I'm crazy, but I am so excited to get back into "it" after two weeks away! I can hardly believe it myself!
I spent last couple of weeks on a road trip to Eastern Parts of Canada with my family and... no we did not strangle each other in the car by day three... we actually had a blast. I didn't realize how much we all needed this break.
This was a perfect reminder that family should come first. I know that some people may think this is a Cliché, but I learned that it is true those last 14 days.
You see I have two teenage boys who are on the brink of no longer wanting to do things with their parents... (I've been there not that long ago, and I know how it works) So planning this trip to PEI, Nova Scotia and New Brunswick I was a bit concerned about the possibility that my boys will hate every minute of it.
Boy was I wrong!
My family discovered the most beautiful part of Canada: The Cape Breton and each one of us felt and experienced the beauty of it in a different way. Conversations followed, and the best part came when, in the moment of blissful rest in a hotel God-knows-where, my younger son said: "Thanks mom for organizing this trip, it's fun!"
So now, rested and with fresh positive outlook, knowing that I did something great for myself and my family, I am very excited to get back to work. In fact, I can't wait!
I know.... I'm nuts!
