Prospecting Tip #4 Circle the Neighborhood
Congratulations on your new listing. Now it is time to Circle the Neighborhood
aka Circle Propsecting.
Deliver New Listing flyers to the neighbors of your new listing. Why? The neighbors are curious about the price and just might know someone who wants to live in their neighborhood.

Circle Prospecting spreads the word about your new listing to 5 neighbors on either side and 10 neighbors across the street from new listing.

Circle Prospecting can be done via postcards in the mail or in person. Walk around to each house with flyers. Knock on door and yes, the neighbors just might be home if you stop by on Saturday morning or after school as the kids are getting off the bus. In one neighborhood close to town, I discovered that many people came home at lunch time so I did Circle Prospecting 11:30-1:30. If no one is home leave flyer in baggie or between doors. Do not put anything in the mailbox.
Other reasons to Circle Prospect include: Open House invitations and New Neighbor announcments. Don't forget to have fun while generating leads for future referrals.

Creamland ~ One Last Taste of the Season

October 2nd and temperature is hovering in mid-40's. It's threatening to pour any minute, but I just had to stop at Creamland for one last taste before the summer season ends.
What's your favorite ice cream treat? Mine is orange sherbert and vanilla yogurt twist.

Erie's only Drive~Thru Barber Shop ~
Driving into Erie this morning to my pre-license class I had to do a quick 'whifferdill' to catch a snapshot of this sign.
BTW Recently a car crashed into Hartman's Barber Shop hence the message on the sign.
Whifferdill ~ quick turn around or about-face
(Later a student told me she was stopped for speeding on her way to class. Ticket: $125 + pts on her license.)

Make Most of 'Jacket-Worthy' Day ~ Prospecting Tip #1

'Term Jacket-Worthy' was coined by Erie weather forecaster this morning.
Cool fall weather is here in northeast so it's time to break out the jackets. Oops, not just any jacket. Pull out the jacket with your company logo. Even if you are just running errands or walking the dog, people will notice and people love to talk about real estate.
Keep a business card or two in the pocket. You never know when you might need one.
Yes, you can write off part of the jacket's cost as a business expense. I see lots of sports fans wearing their team logo clothing, but they don't get a tax deduction like I do with Howard Hanna jacket and I might just get tip on next listing or sale.
