If you are anywhere near downtown Southern Pines this weekend, you don't want to miss the annual Holiday Parade. It goes off at 11am, on Broad Street. It is always a terrific event, loads of fun and floats and good old small town Christmas cheer.

Better still, get up early and come join the Reindeer Fun Run, a benefit for the Boys and Girls Clubs of the Sandhills. All are welcome, registration is optional, as the goal is to bring the community together to have fun and to generate funds for the Clubs.

A hunting they will go

Is it just me, or is there something afoot in our market? I have detected a reemergence of that rarely seen and highly coveted species, the ready, willing, and able buyer. Some have been spotted recently out in 7 Lakes. There was a small flock of them that appeared in Southern Pines two weeks ago. Just this week a trophy mating pair chose a nesting site in Whispering Pines. It may be too small a sampling to call a trend, but there is a definite sense that the population of buyers may be on the upswing. Earlier this fall it seemed the cunning little creatures had all but become extinct, sending many "hunter-brokers" to the human resources department of the local WalMart (where they lined up with many "hunter-car salespeople" who have had few buyers in their crosshairs as of late as well, and who have found that the available few have developed a recent distaste for most domestic varieties of their lures.)


Wily buyers are sneaking out and tasting the low-hanging fruit, and in many cases, finding it to their liking. Steady, patient hunter-brokers may just find their steadiness and patience rewarded. And sellers who recognized the price-sensitivity of this variety of the buyer species, and set their bait accordingly, should meet with success.

According to a report from the Office of Federal Housing Enterprise Oversight, North Carolina values continued in a slight upward trend. NC was tied for fourth in appreciation in 4-quarter appreciation in a recent study, ending with Q2 of 2008. With appreciation expressed in either positive or negative numbers, North Carolina came in at a positive 3.6%. Only Oklahoma, Wyoming and South Dakota came in higher.

The national average was a negative number, -1.7%. Negatives were led by (no surprise here) California, Nevada, and Florida, all in double digits.

It's not too much of a surprise--the high negatives in those states, the slight positives in the vast majority of states. We all know there was a lot more air to come out of those bubbles. While our values in NC marched slowly but steadily forward, plodding along by Florida or California standards, we never had a serious run-up. And it seems, at the end of the day, we are looking at something we all learned from Aesop . . .or maybe Walt Disney.

I love it when I give my mailing address to someone over the phone. I get to the city and say Whispering Pines. Invariably, it elicits some kind of reaction, particular if the phone center is onshore, about how pretty, or peaceful or pleasant that sounds. I want to tell you-they don't know the half of it. Whispering Pines, North Carolina has to be one of world's best places to live. Originally conceived as a golf community, much of it meanders around now three golf courses, and eight, or maybe it's nine, lakes. Residents who live on the lakes are permitted to draw irrigation water from the lakes, part of the original plan. For the most part the landscaping is well established, which allows for gorgeous drives during azalea/dogwood season in the spring, and plenty of shady strolls around whatever neighborhood you might choose to inhabit. Golfing, quiet watersports (only one of the lakes, the largest, allows powerboats) or waterskiing, tubing are just part of everyday life here. Winter is a shadow of the 32 winters I spent in Vermont, or the 20 I spent in Cleveland. I remember white on the ground for a total of about 4 days this past winter, and never enough to actually cover everything!
